Floor Plan(s) In general, each house plan set includes floor plans at 1/4" scale with a door and window schedule. Floor plans are typically drawn with 4" exterior walls. However, some plans may have details/sections for both 2"x4" and 2"x6" wall framing. Please see "Exterior Wall Framing" specification above for availability.

Foundation Plan and Details Electrical Plan with electrical symbols legend: In general, each house plan set includes an electrical plan which will show the locations of lights, receptacles, switches, etc.

Roof Drainage Plan In general each house plan set may include a roof drainage plan which will show the layouts of all roof sections/planes.

Exterior Elevations In general, each house plan set includes all applicable front, sides and rear elevations, as well as any special exterior details.

Interior Elevations Where applicable, each house plan set includes relevant interior elevations, including cabinets, cabinet details, columns and walls with unique conditions.

Single Use License Unless you buy a multi-use license you may only build one home from a set of plans. Plans cannot be re-sold or transferred.

All house plans from House Plan Gallery are designed to conform to the local codes when and where the original house was constructed.

In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.

In some regions, there is a second step you will need to take to insure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.

Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they may/may not only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans which are used to construct homes in Nevada are required to be drawn by a licensed Nevada architect.

Our journey started when I accepted a job transfer out of state. I had up to a year to sell my old home and relocate my family. We spent a great deal of time looking for pre-owned homes but nothing was just quite right. We were a bit spoiled because we were already living in a custom home and that made it difficult to settle for less than exactly what we wanted.
We began our search for a new home by looking at the available houses in the area we were moving to. We had time since I couldn't move until my old home sold. It took 7 months but during that time, we could find nothing that suited our needs. That's when we started looking at the House Plan Gallery.
We needed a home with at least 4 bedrooms because I work from a home office. We also wanted a ranch or at most 1-1/2 stories. It was easy to find what we wanted using the website and search criteria available through HPG. The best part of the house is the easy living style with the open plan between the kitchen and family room. We have 5 bedrooms if you include the bonus room, yet the house doesn't feel too big.
It's cozy. We have our master suite on one side of the house and away from the other bedrooms for privacy. I have my home office, my wife has a room for her crafts, my daughter has the upstairs bonus room with it's own bathroom and we have a guest room. It fits our needs and wants perfectly. Also, the layout of the house with garage in an L shape allowed us to fit it perfectly on a corner lot.
The shape also provides more privacy in the backyard by having the garage as a barrier.
