Customer Reviews of this House Plan Gallery Home Design:
I'm glad we purchased the prints from House Plan Gallery and would highly recommend them to anyone who is planning on building a home...

I spent many nights looking on the internet for house plans. After about 2-3 weeks of looking my husband and I decided on this house plan. We liked the front porch going across the front of the home and the size of the master bath & bed room.

We received our plans and that began four months of decisions. The only other home that we had built was back in the 60's with a local homebuilder in the Houston area. We sub-contracted out the building of this home with the help of our daughter and a nephew who is in the building business. The foundation was poured in December and we moved in the 17th of April.

My mother moved in to the home with us in February of 2008. We have been in our home going on 3 years and every week or so my husband and I look at each other and say how much we enjoy this home. We cannot come up with anything we would change. Our nephew that is in the home building business has built 2 homes from the prints of our house. People drive by and some have stopped in to let us know how much they admire the outside of the home and our family tells us that they “love” the inside.

I'm glad we purchased the prints from House Plan Gallery and would highly recommend them to anyone who is planning on building a home...

I'm always anxious to get back to my beautiful home!

I'm a single woman, retired from the military, and currently am working a second career with the State of Louisiana. I never dreamed I'd build a home of my own. My ex-husband and I divorced 6 years ago, and I bought a nice 3 bedroom home about 17 miles from the golf course that I now live on. Golf is my passion and I played every chance I had.

As time went on, I started looking for another place to live closer to work and especially closer to the golf course, and I could never find a house I liked within my budget close to where I wanted to move. After about 1 1/2 years of looking, I decided, why not try to build? There were available lots on the course that I always played golf on.

Interest rates were low and I had some equity built up in my home, so I put it up for sale. One day later, I had an offer! I sold it and moved into an apartment. Meanwhile I had looked at literally hundreds of plans.

I knew what I wanted, an open floor plan, split-floorplan with the master bedroon on one side and lots of windows in the back to overlook the golf course. The minimum to build out here is 2200 sq ft, so when I saw this plan, I knew it was the one. However, I ordered the plans reversed since the garage protects the back of the house and the patio from wayward golf shots! I found a quality builder and he had me in the house in less than 5 months, even after losing about a month to bad winter weather.

I love the large, open kitchen and the windows on the back that overlook the golf course that I built on. I also love the nice sized covered patio.

I love it! My house isn't the biggest in the neighborhood, but it holds it's own with any of the others and I get many compliments on it... My job requires me to travel out of state sometimes, but I'm always anxious to get back to my own beautiful home!

Thanks House Plan Gallery!

We had a great experience BOTH times that we purchased House Plan Gallery plans...

This was our second house plan purchased from House Plan Gallery, Inc. We had a great experience both times that we purchased. The first house we built was a spec house to sell and it sold before we were even finished building! The floor plans are great with minimal wasted space. We have just purchased the second house plans and are so excited to start building as this will be for us! Stephen was great and answered all of my questions and gave great suggestions on things we could do! Thanks House Plan Gallery!

We have gotten so many compliments on the details of this house. We were our own general contractors and added some personal details to the home. It is wonderful walking through and knowing where every nail and screw is placed. And I have a photo journal of the entire process.

The home is perfect for entertaining with its open floor plan, and I enjoy the privacy the split bedroom plan offers. I love the front porch and the cozy fireplace. It took a long time, but we found the perfect home. The people at HousePlanGallery.com were willing to modify the plans to suit our needs.

The home is so beautiful. It’s a dream come true for us!

House Plan Gallery was ready willing and able to make it happen.

The staff at House Plan Gallery has been a pleasure to work with on designing the plans for our new home.

Someone has been available to answer any and all questions that my wife and I have had, and House Plan Gallery made several relevant suggestions to us to help us through this process.

My wife and I are contracting our house ourselves and House Plan Gallery has been there to help direct us on each phase. We did make several modifications to the original plan we selected, and House Plan Gallery was ready willing and able to make it happen.

We would recommend House Plan Gallery without reservation.

This was the best move we could had made!

We reached our goal in paying off our property. We looked up house plans and found our custom builder.

This was the best move we could had made! Selling our home in the city to build our new country house that is perfect.

We have been living in it for about 4 months and we enjoy it every day. Our family and friends are in love with our house.

I want to thank you again for the perfect house plan.

This house has been a real blessing for every member of our family, and will be a cherished home for many generations to come!

When my husband Bruce and I were dating seventeen years ago, we loved to dream and plan our future together. One thing that was important to both of us was to eventually build a house that would be a home for our family for many generations. My grandparents lived on a beautiful hillside farm that I had grown up next to for twenty-five years. It was a dream for me to have my children play in the same woods I played in as a child. My husband shared my dream, and so for fifteen years we prayed, saved, and planned.

We looked at thousands of house plans. We knew exactly what we needed, what we wanted, and what we could only dream of. The first plans we liked slowly gave way to bigger ones as our family grew. My grandparents passed within three years of each other. The sorrow we felt at their loss was tempered only by the knowledge that my grandfather, Elmer, and grandmother, Dora, would love that their beloved great-grandchildren were bringing life back to "The Old Homeplace."

The features that really drew us to this particular plan were the traditional beauty and functionality of the home. We were building on an existing 100 year old farm and wanted the house to look like it belonged there, without sacrificing any comforts.

Over the past eight months, we have had the joy and privelege of watching the birth of a new chapter of our lives. We are moving from a 1500 square foot house in Defiance, Ohio, with very little yard to play in, and traffic such that I worry to let my children play outside alone. My 11-year-old daughter Emily is the fortunate child; she has her own room. My four sons, ages 4-14, share a room with two sets of bunk beds. There is not enough room to have dresser space for everyone. The one bathroom is a challenge on busy school days!

The kitchen is inexplicably shrinking as the kids grow. Once everyone is seated at the table, no one can get up because there's not enough room to walk around the table! It's ok, if anyone needs a knife or fork, I only have to lean over to get it out of the drawer, and my husband can lean over to the stove to reach the pans. Tv and movies are usually watched with us laying all over each other like a pack of dogs. The heartbreak for me came when my son Elijah asked a friend over to spend the night, and the friend said our house was too small. NO MORE!

As soon as we saw these plans, we said that THIS was the perfect one for our family! Beautiful on its own, and so easy to modify for our needs and dreams. Our new house has room for everyone, and then some! We have had so many people comment that the house looks like it belongs to the surroundings. The cheery yellow siding, white gingerbread trim on the porch and the fishscale siding in the peaks just cry farmhouse.

We love to sit on the wide front porch and just enjoy the serenity as we watch the kids catch fireflies. We can sit in the back enclosed porch to relax and watch the kids play, or just watch the chickens as they peck around looking for bugs in the yard. The sound of rain on the green metal roof is one of my favorite sounds. To sit in the study in the window seat and read a book while the rain hits the roof...Heaven!

The kids take such pride in their own space. They never imagined they would each get their own room! Even our four year old son Gideon loves his own room. He loves the "secret room" we tucked under the eaves for his toys. The bathrooms are wonderful - two or three sharing a bathroom is really a luxury! The large closets and amount of space for storage is more than we could have hoped for.

We truly appreciate all the special touches of the house, and there is no unused or wasted space, which was important to me. The pantry area is a favorite of mine. No more storing food and pans in the basement! A long counter holds the crock pots, roasters and coffee pot, and a pocket door slides to hide it all in a moment. My children now understand the old adage, "a place for everything and everything in its place." The family room is roomy yet welcoming. No longer will we have to pile on one another to watch tv (but we may choose to!). The gas fireplace in the family room will be well used, and so easy to use. The gas fireplace in the master bedroom will keep us toasty on blustery winter evenings, or when the electricity fails, as it often does out in the country.

The kids have so much room to spread out, and no reason not to have friends over. The huge bonus area over the garage will be their favorite place to hang out, but the basement has plenty of room for the workout equipment that we had no space for in our first home. It will get a lot of use from my oldest son Zack as he trains for wrestling season. There's still plenty of space to put a pool table, and even a ping pong table that has been requested by our nine-year-old Luke.

I was raised to be happy with what we have, but to be truly thankful for what we have been blessed with. This house has been a real blessing for every member of our family, and will be a cherished home for many generations to come.

House Plan Gallery's plans were great to build from, and we would highly recommend them to anyone looking for a new home for their family!

Everyday, we realize how fortunate we are to live in this beautiful home...

Soon after my husband and I were married, we knew we were going to need a bigger house. I began looking at houseplans on the internet and must have looked at hundreds over 6 months or more. We finally decided that the HPG-1800B-1 home design would work best for our family and the land it would be sitting on.

Our house sits on the former land of my parents right across from their house, located in a rural area. I wanted our house to look like a modern country home. The front and back porched remind me of my grandparents homes which were only a few miles from ours.

The interior of our home has changed our lives because it provides both parents and children their privacy by separating the bedrooms on either end of the house. In our previous house, the bedrooms were so close together that we could hear everything from room to room as if the doors were open. The kitchen and livingroom of of our other house were separated and left the cook (me) feeling isolated and left out. Now the only thing separating the areas are two two 2-foot partial walls where the flooring changes. The garage is very spacious and we have so much potential storage area off the bonus room that we will never need it all. Speaking of the bonus room, we are using it as a home gym and gameroom which my husband and kids absolutely love.

There are so many features that we love it's hard to name just a few. We love the front and back porches. We recently had a patio put in off the back porch and we love it. On the inside, I love the split bedroom design because it gives me and my husband some much needed privacy. The open kitchen and livingroom design keeps the family together during the day. We put a bedroom in the flex space which will easily be changed into an office as the children leave home. We have only 3 left living with us now.

I modified the masterbath by reversing the toilet room with a jetted tub/shower and took out the shower stall. It gave us tons on room for cabinets. We also modified the exterior/front where the garage is. We also added a mudroom in the garage where we put a sink and toilet so that my husband would have it handy when he was working in his detached garage.

I cannot end the story of our home without mentioning our wonderful builder. He helped us save so much money by letting us be the co-contractors. All along the way he tried to get us the best deals on supplies and let me pay all the suppliers early inorder to get discounts. We also did all of the interior painting and caulking to save money. Our home is worth approximately $50,000 more than it costs us, according to an unofficial appraisal.

Everyday, we realize how fortunate we are to live in this beautiful home. It all started with our House Plan Gallery plans, which arrived only 3 days after I ordered them.

Thank you, House Plan Gallery, for improving our quality of life and giving us the home of our dreams.

Thanks House Plan Gallery for a beautiful house plan, which has turned into a beautiful house, which has become our home, which has brought a lot of peace and comfort...

My wife (Jenny) and I (Geof) had been living in the Lower Main Land of British Columbia (Canada). We enjoyed our work and our friends there but were really wanting to move back to North Western Alberta to own some land and enjoy the open spaces. My growing girls had always dreamed of having their own horses and this was something that was not going to happen in BC. I also longed to get back to hunting, quading, and snowmobiling, again things I'd not be able to afford in BC. A large draw was also to live closer, once again, to a favorite cousin who was one of my best friends--Robert. Robert had been a bachelor for many years and finally met the woman of his dreams. We were looking so forward to getting to know Robert and his new wife Katrin, as a couple.

Tragically, six weeks after we had moved and three days short of their one year anniversary, Robert died in his sleep. We were devastated and wondered if we had made a mistake. We almost moved back to BC, because we didn't know how we could move forward, having had such a huge loss. Slowly the healing began to take hold and we started to think again about building our dream home. Robert's widow, Katrin, told us that one of Robert's last wishes that he expressed to her was that he wanted to sell a treasured piece of land to us.

Robert and I grew up hunting, horseback riding, snowmobiling, and playing on this beautiful property. When Katrin told us she'd like to sell this land to us, we were moved to tears and happily bought it from her. Many years earlier, Robert had cleared out an area on this property that he hoped to eventually build a log cabin on. He started building the log cabin with large sruce trees that dominated the property. He never did complete it as he just got too busy farming, but he did move the logs to his residence, just in case he would have time to work on it further. Once he passed away and even before we knew what house plan we would build, we knew where we would build the house. It would be on the spot that Robert had always dreamed of building his log cabin.

Jenny and I are not log cabin people, so that was never a question, but we wanted to somehow acknowledge Robert's dream for this part of the land. We have built our dream house and to top it off we plan to use some wood from Robert's half-built log cabin to make a mantle for our fireplace in our great room. Through our grief, the excellent design and assistance from House Plan Gallery to modify our plan has helped working through our loss a little more bearable. Many of Robert's friends and family members who have seen our house, have commented that Robert would have been so pleased to see what we've done with this property.

When we found your plans, we knew we found what we were looking for... Some of our favorite features of this home design are the spacious great room, the beautiful dormer windows at the front which let in a lot of natural light, and an amazing master bedroom and suite.

This house is not just our dream house, it is a memorial to an amazing godly man who was everyone's friend and whose influence is still being felt in so many people's lives to this day. Thanks House Plan Gallery for a beautiful house plan, which has turned into a beautiful house, which has become our home, which has brought a lot of peace and comfort...

Just wanted to let you know this house is awesome!

I just wanted to say that my husband and I purchased this house plan a year and a half ago. We are finally moved in - and we love it a lot. It is an excellent house plan with an awesome great room.

The cathedral ceiling really makes the great room. We decided not to build the book shelves on each side of the entertainment center, but it gives great spacious appeal. We also bricked our home using white brick with burgundy shutters. We have had great compliments with our house. Just wanted to let you know this house is awesome!

Her father had passed away and my house was burned beyond repair.

Friday, February 13, 2009 -I left my home in Gulfport, MS around 4pm on a three hour drive to Alabama. My best friend, Darryn, was with me and we had to attend a Board meeting at 8pm that night, and a Membership meeting the next morning. Mary Martha, my girlfriend who lives with me, was at her father's house in Ocean Springs, MS. Her father was 92 years old and on his death bed, she was staying with him till he passed. There are no phones where I was staying, in Alabama, and cell service is limited.

Around 11:30 pm a fellow member of our club, who lives in the area, came by and woke us up. He explained that I needed to get home because I had a fire at home and there was a hole in my roof. My buddy and I drove around and found cell service. I was able to get in touch with Mary Martha and she filled me in. Her father had passed away and my house was burned beyond repair. We made the trip back to Gulfport safely. The Red Cross set us up with a place to stay and provided us with money for meals for the weekend. They also gave us a debit card for clothes and necessities purchases.

My insurance company ended up declaring the house a total loss. Mary Martha's family offered us to stay in her father's house until we figured out all of our requirements in dealing with the insurance company. We ended up renting her father's house from the estate of the family, while our new house was under construction.

Our next step, after demolishing the old house, was to decide on a house plan and get quotes from builders. After weeks of internet and local building store searches, we finally decided on a house plan that best meet our needs and wants. We found the HPG-1654-1 house plan and you can imagine how surprised we were when the plans came in and we saw that they originated from Hattiesburg, MS.

Darryn called me and told me he had bumped into a friend of ours that we had gone to high school and played baseball with. That friend was Johnny Willis and he was a building contractor. I called Johnny and about four other contractors and got bids for building my new home. After alot of discussions and visits to view some of the work completed and in progress, I decided on Mr. Willis. Johnny also did his own framing, this made it easy to make adjustments without having to get the plans re-drawn. Johnny stated he would have it finished in 90-120 days.

He started in May of 2009, and even with the MAJOR changes, that effect building in the City of Gulfport by the Code Office and FEMA regulations, due to Hurricane Katrina. He was able to complete the project inside the alotted time frame. And in September of 2009, we moved in and became the happy owners of a beautiful House Plan Gallery home. Some pictures taken during the construction process may be viewed here: http://www.facebook.com/home.php?#!/album.php?id=702243524&aid=89187

So far it has been the best thing I've ever done...

I had a chance to get something that I wanted, so I took it, and so far it has been the best thing I've ever done.

It took us two years of planning, my wife and i must have gone over 3,000 house plans before we found the HPG-1638-1. We just "had to love it" because this house was going to be the first and last house we build.

Some of my favorite features in the home include the big windows in the front of the house, the big garage, and the wonderful living room.

I started building my home on January 8th, 2009, right around the time when I left for Iraq for the 2nd time. It took me a long time to get all of the paper work in line, just due to being in iraq, and well as you can guess, building a house was not fun from 6,000 miles away but my wife was up to the challenge.

I did a lot of the building myself on R&R's from Iraq, just to save on some money and to be able to say that I helped build my home. The house is not yet done, but we should be moving into the house in about 6 weeks when i get back from Iraq, and my family can't wait for it.

Building this house really brought my family together and we've become much closer. I have recommended House Plan Gallery to some friends, who have also got plans from them, and will be starting to build soon. I will recommend the guys at HousePlanGallery.com to anyone that wants to build their dream home....

It was a WONDERFUL experience, and I can't say enough good about the house plans!

It all started with the beautiful lot we bought. The three acre lot had a lot of character. There was a hill on one side and it was a corner lot. Next came the house plans. We knew that we wanted to build a ranch house. We looked at a lot of house plans, and when I found this plan, I had alot of questions. House Plan Gallery helped me every step of the way, and they were very nice and easy to work with. I would recommend them to everyone and if I ever were to build again I would use them in a heart beat. I love my home.

My top 3 favorite features of my house include: 1.)I love my 3-way fireplace. You can see it from so many areas in the house. You can see it from the dinning room, kitchen and the greatroom. Its a great feature that helps divide the rooms instead of a wall. 2.) I love my walk-out basement with the french doors and the two full windows. The light that comes into the windows and doors are wonderful they really brighten up the basement, and finally 3.) I love the outside of my house which is all stone, brick, shake and siding... no wood, no maintenance.

We did make some changes to the original floor plan. House Plan Gallery made it so easy and very inexpensive. When I did do the changes, they were done right and quick. I also had no problems with the city on my house plans. Everything was done right and everything was up to code. Everyone that worked on the house had no problems with the blue prints.

We upgraded the ceiling by switching to 9ft. ceilings throughout the whole house. We made the master bedroom a cathedral ceiling and we did the same in the greatroom. In our dining area we did a beautiful tray ceiling with rope lighting. We wanted our greatroom to be bigger so we took out the foyer and extended the greatroom into that area. The guys at House Plan Gallery were definately "on their game" when they realized that changes in the roof had to be made because of the changes in the greatroom.

On the right side of the house we took out the three bathrooms and only went with one. The original plan in the master bedroom had three doors. One coming in the bedroom, the closet door and the bathroom door. We eliminated the closet door. You go through the masterbath to get in the closet and can get to his and her closets. Its works out great.

If I'm getting ready for work and Tom's sleeping, I can close the door and get totally ready and not bother him. When you walk into the house from the garage there is a flex space that is on the origal floor plan. The change we made there was to take that out and put a half bathroom, it works out great. If Tom's working in the garage or we have a party out side, Tom or our guest don't have to use the masterbath room or walk across to the other side of the house. We also bumped out the french doors that come off the dining room. We put bay windows so when the french doors opened they would not interfere with the table. Our 2 favorite and most special changes we love are the three way fire place that helps divide the great room and dinning area, and the walk out basement with two full windows and french doors. So the house looks like a ranch from some angles but from others, it looks two story.

Now check this out, the outside is gorgeous. We used stone, brick, shake and siding in the house. A lot going on, but it flows. No wood is on the outside, we didn't want anything we had to do maintenance on every year or every other year. We also decided to use foam insulation. It comes out of a machine and then swells up in the wall cavity and you then shave the extra foam off. Our basement called, at first for 10 poles. We reconstructed the floor joists and now we have only 2 in the basement. The basement floor we used stamped concrete. We also used a Geothermal system to heat and cool our house.

I'm so proud of my house; I thank everyone that made this a great experience. My husband was the general contractor, he did it all, I give all the credit to him. I was very satisfied with the outcome. I would be happy to recommend anyone interested in building a new home to work with the guys at House Plan Gallery. It was a WONDERFUL experience, and I can't say enough good about the house plans!

We are definately enjoying living in our new home!

Construction began December 2008, and we moved into the house late April 2009. I had always wanted a split bedroom plan, and with our situation it gives the privacy that we so wanted.

My Mother has the "Mother-in-law suite" on one end of the house, and we have the rest. We are definately enjoying living in our new home, and would DEFINATELY recommend House Plan Gallery plans to anyone looking to build their dream home

We are so blessed! It is gorgeous!

After some financial difficulties that began in 2002 we were finally about to save up enough money to build a home. In 2009 we began to build on a lot that our family had given to us. In February of 2010 we were able to move into our Country Craftsman Style house! We are so blessed! It is gorgeous!

The home is stunning, beautiful, and so much more than even we could have imagined!!

Hi! We live in a small town in southwest Louisiana. We desperately needed to find a new home! We were living in a small, two bedroom townhouse with our son and daughter. We had to share one full bathroom; our laundry area and kitchen were combined in one small space, with an even smaller area for dining. And then we had a second son.

So here we are, a family of 5, sharing one small bathroom, minimal space for washing clothes for our growing family, dining, or doing any other activity we would enjoy together. It was time for a CHANGE. Brent knew he wanted us to build a home this time, so we could build it just the way that we wanted...and needed. However, we realized we definitely needed some help!

Thanks to the internet, we figured out that it would be much more time efficient to begin our home building journey by viewing the house plans that were already available rather than "reinventing the wheel."

Thanks to House Plan Gallery, we were offered endless possibilities of home plans, great pictures, helpful information, and so much more!!

I began saving all of my favorite plans on my web browser and shared them with Brent. After considering all of our families' needs and wishes...we made our decision! We selected House Plan HPG-1500B and made our purchase!

We LOVED the fact that there was no wasted space in this floor plan, which was very important to us. This floor plan also had a semi-private kitchen, which was perfect for reducing the distractions from the kids that often contributed to burned meals!

Also, the master suite was fabulous, since it included a private toilet room, separate Jacuzzi tub, shower, and his and hers closets! Another very important feature for our family was an office space for Brent, who works full time and is currently establishing his own business. Our plan did not include an office, but did have a large storage room in the garage that could very easily be modified and transformed into an office for Brent!

The floor plan was exceptional, and we were so excited when we received them! We selected our builder, shared the plans with him, moved out of our townhouse, put it up for sale, and the rest is history.

The hardest part of our home building journey was living in the small outdoor kitchen all five of us shared at Brent's parents' house while we waited for our home to sell and our new home to be built. After a full year had passed, the day we had long waited and prayed for was FINALLY here!

The home is stunning, beautiful, and so much more than even we could have imagined!! Thanks, House Plan Gallery, for making our dreams of building a home come true!!

The service and quality of work ranks with anyone I have ever dealt with...

We are totally delighted with our plans – They arrived to us yesterday!

We spent most of the evening reviewing them and starting the “day dreaming” of building.

I was astonished with the very quick turnaround time. Our modification person was Jason, and not only was he patient and kind, his knowledge and helpful comments on our modifications was more like ordering dessert than anything else. The process was totally painless and although we felt some of our requests were “picky”, his attitude allowed us to get our plans exactly the way we wanted, and we felt his desire was just that. Upon receiving the final copies, everything is exactly as we expected and more.

I would highly recommend your company. The service and quality of work ranks with anyone I have ever dealt with.

We broke ground on our new home and found out we were expecting!

We were planning to add to our family, and our current 3 bedroom home was already extremely cramped.

We decided on plan HPG-1992-1 because we loved the different pitches in the roof and the open flow the plan offered, as well as the bonus room which makes a great bedroom and full bath for our teenage daughter.

The land was in the process of being cleared when we found out that we were expecting daughter #3. We broke ground on our new home July 28 2010 and with an awesome contractor we were able to move in the week after Thanksgiving.

We had just enough time to settle in to our new home, which we absolutely love, before we welcomed our youngest daughter into the family on February 11, 2011.

I have always heard if a marriage can survive building a house, it can surive anything... well my husband will tell you that we not only survived building a house, but building a house while pregnant; now that is a great accomplishment!

Thank you so much for providing a wonderful plan for our new home.

We had over $1,400,000 debt, and could have legally taken bankruptcy...

We owned a commercial roofing company and a trucking business that grew too fast. Poor decisions, and other circumstances contributed to the problems.

Jerry's Dad, his business partner, got sick and died. After an audit we realized we were losing thousands of dollars a month.

We had over $1,400,000 debt, and could have legally taken bankruptcy, but we believed that we should sell everything we could and pay back our debts.

We had a nice 1926 AC ranchette home that was free and clear as well as having lots of other assets, such as cars, trucks, horses, cattle, etc. We sold everything but 1 horse, and our furniture, and we moved in with Jerry's mother who helped us with some of the debt.

We actually got all the way down to having only $100 and driving a borrowed car, but we had peace!

Jerry's mother gave us some land and we bought a mobile home, initially. Jerry worked hard at any job he could find. Donna went back to school, got her real estate license after 30 years as a stay-at-home wife and mother, and went to work.

Over the next few years, with God's help and grace, we gradually paid back all the debt, began to save, and dreamed of building a house on our land.

In 2009, we began to build and placed a Bible in our slab as a reminder of who helped us get out of our dire circumstances. We moved into our new wonderful, Country Craftsman style house in Feb 2010 and felt so blessed and restored. It is gorgeous!

We made just a few modifications to the home including taking the pantry/closet out to make the dining room area larger with a nook for our antique buffet. We also omitted the stairwell (no upstairs) and made a huge pantry. We also put an outdoor fireplace on the patio and have really been enjoying it.

Finally, our favorite features of this beautiful home are the Country Craftsman Style, tall ceilings, split bedrooms, big closets, two dining areas, covered patio, and the big front porch.

We would definitely recommend House Plan Gallery home designs for anyone looking for a beautiful design with a floorplan that absolutely minimizes wasted space. Highly recommended!

This is a great floor plan and everyone that has visited our home has loved it!

After looking at hundreds of floor plans at various different sites we finally narrowed our search down to one floor plan at HousePlanGallery.com. The plan HPG-1800B-1 met all our needs and was very easy and affordable to modify with some minor changes.

Some of the small modifications we made were to expand the size of the house from 1800 sq ft to 2117 sq ft. We also used inner French doors entering the dining room and added a half-bath underneath the bonus room stairwell. We also rearranged the master bath slightly.

There are so many features that we love about this home but a few of our favorites include the room locations, the extra space gained with the bonus room, and the overall look of the exterior. We found a beautiful piece of property located in a pecan orchard that would work well for this particular home design, and we used a reputable local builder and started building November of last year. It took us a little over four months to complete this house, finishing in the second week of march.

We enjoyed watching the different stages of the home being completed, and although we had some doubts that some things might not turn out right, the finished home exceeded our expectations.

This is a great floor plan and everyone that has visited our home has loved it!

Y'all helped make dreams come true!

Y'all helped make dreams come true! Our new home is both beautiful and functional for our family of 6. We had it built on a full (daylight) basement so that 2 bedrooms and a bathroom could be added to the wonderful floor plan. It was EXTREMELY affordable, and our builder loved the way the plans were written out-they were perfect! He said he has never before built a house when he didn't have to modify the plan; that's because the floor plan was perfect! I would be glad to lend a positive word for your company in any way I can. And as we are showing our new home, I am always sure to give your company the credit!

Thanks House Plan Gallery for helping us find and build our dream home!!

We have lived in our current two bedroom, one bath, 988 square foot home for 12 years. Since we moved in, we've subsequently had 2 children. Making it a little cramped to say the least.

So we started looking at other homes. Not much caught our eye in our small town, so we looked into a quality modular home, but they only have so many options available.

That's when we came across your HousePlanGallery.com site and my wife fell in love with the HPG-1509B-1 plan.

We started in May of 2009 with 1.17 acres on the edge of town, and I went about excavating some trees and brush from the property with the help of some friends and a bulldozer. Once we decided where to place the home on the lot, we started digging for the basement. We did all of the digging and tile drainage ourselves, and basically whatever else we could do for ourselves to save money.

We then hired a contractor to pour the footers and basement for us. Once that was completed, we installed our steel support beams and posts. And finally we hired a contractor to construct the home, as per the blueprints supplied to us from House Plan Gallery.

The contractor has done an excellent job, and we have been able to do alot of the inside work ourselves to save money, like insulate, hang drywall, install doors, etc. The house is shaping up nicely, and we are at the "mudding of the drywall" stage now and hope to complete the home in the next month.

Our kids are so excited to have their own room. We will have 3200 square ft of living space. We won't know what to do with ourselves.

Thanks House Plan Gallery for helping us find and build our dream home!!

House Plan Gallery's helpful staff were able to helpful staff were able to blend the two designs into the perfect design for us!

My wife and I were at our wits end trying to find the right house plan for our family. You’d think with all the thousands of house plans out there that we could easily find the right plan for ourselves. We found our way to globalhouseplans.com and still couldn’t find the right design. Then in desperation we went back to the site and found two plans that were close to what we wanted. The two plans were from House Plan Gallery, but neither was exactly what we wanted. Another house plan website got us in touch with House Plan Gallery and soon their helpful staff were able to blend the two designs into the perfect design for us. Our Foundation was just poured yesterday and we can’t wait to watch our dream home come to fruition. Thanks House Plan Gallery for your expertise and help!

They take customer service to the extreme to ensure 100% satisfaction…

In the fall of 2007 we were expecting our second daughter due in February 2008.

We absolutely love the area and neighborhood we are in and had heard from a neighbor that the lot directly across the street was going to possibly be up for sale in the near future.

We didn't think much about it, we loved our house and it was suiting us just fine as we were, but we knew when the new baby came we would certainly like to have more space.

In January of 2008, the new baby girl was born and we thought we would start looking into the prospect of building in the coming fall. Unfortunately we all know 2008 did not end on a high note for the economy and more specifically the housing market. We decided it would be in our best interest to keep our land but look into building within 5 or so years. Then came 2010.

I received a phone call from a friend of a friend. She told me she grew up in the house next door to us and really liked our neighborhood. She said she was told by our mutual friend we owned the land across the street and was curious if we had plans to build.

I told her we hoped to one day, but weren't looking into anything too seriously at that point because houses were still not really selling at that time. She asked me if we would consider selling our home as they were very interested in living in the neighborhood and there were no other homes for sale at the time. I told her, with the right price, just about anything is for sale. Needless to say that went off without a hitch and we were off to live with my mom and begin our dream of building.

We bought books and surfed the web day after day looking for house plans. We kept coming back to this one plan. It was in a couple of the books we looked at and on almost every website we looked at. We finally decided this was our house. It just needed a couple of modifications that would really make it ours. And then came House Plan Gallery.

They responded to my email and asked me to describe in detail all of the modifications I wanted. They let me know I would be hearing from someone within a few days. But it wasn't a few days... It was one day!

We further discussed the modifications and House Plan Gallery emailed me the cost and a sketch within the next day. It was absolutely PERFECT. It's very clear why our choice was House Plan Gallery .

They take customer service to the extreme to ensure 100% satisfaction. I even received a call later after ordering asking how construction was going and just a simple hello and thank us for our order. Not many companies follow up quite like this anymore. I'm without a doubt a fan of the entire House Plan Gallery family.

We are so very pleased with our home and would not hesitate to recommend or even use them again in the future. Thank you House Plan Gallery for making our dream home a reality!

Thank you, House Plan Gallery, for making our home building experience the very best it could ever be!

Seven months ago, I purchased these plans for my dream home online. We were ready to move from the city and build something for our active family. We lived in a suburban track home for 13 years before deciding to build in the country.

After several months of pouring over floor plans, I was able to narrow it down to just this one. We bought an acre of land in the country and proceeded to build on our lot. I told everyone that I wanted to enjoy the experience of building our home, and I truly did. I had so much fun picking everything from the floor plan to fixtures, granite and ceiling fans.

Some of my favorite features of this plan are that there is absolutely no wasted space. I also love my closets, pantry and porches. I also like the breakfast bar. It is definitely my dream home.

The HPG-2500-1 house plan that I chose is a one-story house, four bedrooms, 3-1/2 baths with a game room over the garage. We chose to build it with brick and a touch of Austin limestone. The inside is lovely in shades of green, tan and brown. Everyone who visits says they feel right at home the second they enter. We had our first family get-together on Easter weekend, and I can't tell you how wonderful it was having a home like this to share with our family and friends. After dining inside, we all moved into the yard and enjoyed watching the little ones hunt Easter eggs in the backyard.

Thank you, House Plan Gallery, for making our home building experience the very best it could ever be!

We love our home!

We love our home! We quickly decided on your plan. I had reviewed 100’s of plans and gave my wife three plans to choose from. She quickly chose this plan. Everyone that comes to our home loves the kitchen, and dining/livingroom openness! My wife loves that the kids each have their own room and that all four bedrooms are on the same floor! The bonus room above the garage is all play area - 900+ sqft!

We will definately recommend House Plan Gallery house plans.. We're so happy!

Our builder says he had more compliments on this home than any home he has ever contracted!

My name is Sylvia, my husband is Larry. We live in Griffin, Georgia. We built our home two years ago this June. We love it. I’ll try to explain some of the things about the house along with pictures.

I LOVE MY HOUSE

My husband and I are living in our sixth new home. When deciding to build this house we were looking for something that would fit our needs, without getting into a large home, because it’s just the two of us.

We like the look of the craftsman style, although we made a few changes on the plans inside and on the outside. Changing these fit our need a little better. We opened the flex room, adding five large posts instead of keeping the walls.

This space, now open, flows into the great room/den. We put the fireplace/gas logs on the wall area backing the hall, also adding bookcases next to the fireplace. We then put windows where the fireplace was shown on the plans. This makes a great view across our covered screened porch, deck, and yard and woods.

In the kitchen, we kept the bar on the same level as the counter top; this opens up into the breakfast room. We added large windows in the breakfast room where it called for a door to the covered porch. We put the door in the great room on a wall along the side of two large windows.

The master bedroom is great. We painted it a beautiful suede leather brown with white trim, this color flows into the master bath where we have a large walk-in shower.

Pictures will hopefully show you the changes.

Several reasons for choosing this floor plan were so we could make a few changes, making it our own. We looked at book after book, and plan after plan before choosing. But, this was the right choice for us.

Our builder says he had more compliments on this home than any home he has ever contracted.

Come for a visit. I’ll be happy to show you our home.

From the outside to the inside of the house we knew this was IT!

My story is we needed extra room, extra space, and a home that had new fixtures, nothing was broken, old or needing repairs! We rented for 8 months and while renting we were deciding whether to continue to rent or get a fresh new start and venture out to do something we only dreamed of doing!

We were in a small rental home where the only air conditioning was two window units and no heat during the winter! In order to wash our clothes we had to go outside into another building that was connected to a small garage or storage room! Let's just say there was no running hot water to wash our clothes with and to be honest, we were tired of second best for our family!

So we took matters into our own hands and began looking on the internet for sites that had house and floor plans. We ended up coming across a floor plan that fit our every need in a home. We had a friend who was a contractor and he had always told us that if we ever wanted to build a home he would love to help us out.

We were so excited about the floor plan that even though we continued to look at other plans, we couldn't get away from the first plan we saw! From the outside to the inside of the house we knew this was IT!

Building our own home was fun! We were able as a family to sit and talk about what we needed and wanted in our new home. We've heard horror stories of others building a home and how stressful it was to them but that was not our story! This was a memorable and fun experience we had with our family!

We were able to choose how the house would look from the ceiling to the floor. I'm grateful we choose this route instead of getting someone else's old problems. We chose a fresh new home and fixed it to meet our needs. We've been in our new home now for little over a year and we've been blessed to have it!

If I get the chance to build another house we would do it again! We have learned that by building it, we can sell and by selling it we can support our family and continue to move forward! We've learned that although homes, cars, and money is nice, what matters the most is your family making sure you take care of what matters the most and getting your priorities in line!

We are still blessed and if we could do it again we'd love too.

We love our new home and plan to retire there!

We wanted to get a head start on our growing family by selling our current 1800 sqft home and building a new 3000 sqft home.

Little did we know that our family would be growing immediately! We had plans to use the front office/study as a craft room, but when we got news of our new baby, we immediately had the perfect spot close to the master suite for the new baby room.

We are able to put our 4 and 2 year old upstairs with their ever growing toy collection and still invite guests to stay with us on occasion. The spacious attic space will allow us to organize and store our keepsakes and other items for many many years to come.

We love our new home and plan to retire there! Thank you House Plan Gallery for having this plan on your website!

We love our home from House Plan Gallery...and there is no place I would rather be!

We were ready to build our second house, our first one being a large 3,200 sq. ft. steel frame home. We wanted something that would be just the right size when our kids moved out, 2,000-1,800 sq. ft. ...not too big, but big enough to entertain, and for two teenagers to hang out with their friends!

I looked thru tons of books and online till I found this plan. Having two teenagers, I wanted something with three bathrooms. I also wanted something with good use of space.

The open floor plan is amazing. We love having the living area, kitchen, and dining area as one big open space...it really brings the whole family together!

We love our home from House Plan Gallery...there is no place I would rather be!

It was exactly what we were looking for! It was finally our time!

Well, our story started about 5 years ago! My sister and her husband decided to split up the six acres they live on and let us build next door. It took us five long years to make it all happen.

We had to jump through hoops with the county government just to get the lot subdivided. As if that wasn't bad enough, we had a contract on our house which fell through...after we had all ready moved out!

So in May of 2010, after literally years of looking, we found the perfect house plan! Your house plan HPG-2750-1!

It was exactly what we were looking for! It was finally our time!

My husband (a Captain in the Fire Department and myself (a homemaker) were about to start the most exciting and scary project we had ever done! We were going to build a house!

We decided to be our own contractor (the best decision we've made to date...saved ourselves over $100,000.00!). We made up a proposal and went to the bank with our fingers crossed! We must have impressed them because about a month later we were breaking ground!

At the beginning of September 2010, the excavator began the digging of the foundation and by mid April 2011 we were moving into our beautiful new home. Along the way were so many ups and downs and decisions to made.

We did so much of the work ourselves...my husband not only designed the kitchen...he built the cabinets himself (they are amazing!), he hung every door and did all of the trim work! I painted almost every painted surface in the house! We even had the kids helping!

This was an experience that I would never trade and we are all reminded every day that hard work does pay! We all love our new home!

We had been waiting for years for a lot to become available in our neighborhood and the owners finally decided they were ready to sell.

We probably looked at upwards of 500 house plans trying to find just the right features and style for us. The HPG-1816-1 house plan we settled on had everything we wanted, including the style and appearance that set it apart from the other homes in our area.

We are blown away with the excellence and thoroughness of the work that has been done...

Dear Friends,

We got in early this morning to start sending the plans out for bidding and after reviewing the most recent modifications of HPG-19192-1, we felt we truly needed to take the time to write you this letter.

Your team has been such a pleasure to work with and we are blown away with the excellence and thoroughness of the work that has been done. The specs on how we want our concrete done, the span of lumber charts, the details on the cabinets, etc., is unbelievable. Your plans are the true example of excellence. That is so rarely seen anymore in residential work or even commercial work anymore! Hold your heads up and puff up those chests – share the love and kind words throughout your staff.

Thanks again!

I truly do love this house plan...

I truly do love this house plan that I purchased from House Plan Gallery. From the beginning, I searched through hundreds of plan books for the perfect layout. I then decided to turn to the internet and bingo, I found you guys.

We are hoping to get started with construction in 2011, and feel certain that this home will be a very positive and special place for the elderly people that it will be built for... As a result, we have an enormous sense of accomplishment in our lives, in just having had a small part in finding this beautiful and highly-functional home design...

Thank you House Plan Gallery for playing a part in our dream. We absolutely love our new home!

My husband & I began looking at floor plans of houses in November 2008. We had spent over 15 years in our older home, which already existed when we bought our property in 1994. As we watched the years pass, we would occasionally walk to the back of our 10 acres and discuss building a home one day. This was not only an American dream, but our dream, too.

We had been through literally a couple hundred plans when I came across the House Plan Gallery on the internet. I emailed only one choice to my husband (who was away on an oilrig on a 14 day hitch). Immediately, he loved the house and the plans. When he arrived home many days later, he phoned the guys over at House Plan Gallery to inquire about the timing in ordering the plans. Much to our surprise, they responded that we could "just come by and pick them up". It turns out that their business was just across town!

We absolutely love everything about this plan including the open floor plan, big porch, and overall curb appeal...

After praying about the timing (economy) of building our new home, this was quite a sign! The plans were ordered February 5,2009, My neices' birthday. We have since then built our house and moved in on October 9, 2009, my fathers' birthday! Dates easily remembered!

It's funny, after so many years in the older home we thought we would "miss" it, but after moving into our dream home, it's like we never lived anywhere else!

Thank you House Plan Gallery for playing a part in our dream. We absolutely love our new home!

We still feel the excitement every time we unlock the door...

We purchased a beautiful country lot on May 8th 2009, and our home was completed February 8th, 2010. As we watched the house being built I kept telling my husband to ""pinch me"" this has to be a dream. We named our home CASA BELLA meaning house beautiful. We moved in February 19th, 2010, and we still feel the excitement every time we unlock the door...

We would definately recommend House Plan Gallery to anyone...

We just looked at each other and knew that this was the plan…

We were newlyweds living in a mobile home in a small town rural area when we felt a desire for a larger, more permanent home. We were growing concerned that our mobile home would eventually require too much upkeep and through the wisdom of our parents, felt that a site-built home would be a wiser investment. However, at our fairly young age, we were not sure how much of a home we could afford.

At first we began browsing for house plans for the future. We found ourselves wanting to change every plan we came across to fit our lives. We looked through countless books and almost gave up. We happened upon House Plan Gallery online and found our plan immediately. We just looked at each other and knew that this was the plan. It had everything we wanted to add to the other plans.

With the help of online calculators, we found that by ordering our plan ourselves and subcontracting, we could afford a home much more easily than by hiring a general contractor. Not only that, but we could build a larger, more customized home this way.

Everything came into place. We suddenly received an offer on our mobile home and with today's housing market, felt it was time to act. We found the perfect home site, began the mortgage process and everything moved very quickly from that point on. We did have to meet with contractors several times a week, but felt that by being involved in the process, our house was going to be very special and exactly what we wanted.

We finished our home in record time and feel unbelievably blessed. Our home is much more than we ever expected we could have. All of our contractors, inspectors, and even the appraiser fell absolutely in love with the layout of our home and wanted to know where we found our plan. Our friends and family also greatly approved and thought our home was much more costly than it actually was.

We have now been in our new home for about six months, so we are still arranging some things to our taste, but every day we feel continually grateful for the home we have. We absolutely enjoy it. Our home has room for any changes that might take place in our family and our lives.

The plans were flawless. Thanks for making our dream come true. We could not be happier!

My wife and I were married in 1993. Our dream and goal in life was to build our own home. We purchased a 800 square foot home in 1993 and we lived there until 1997 when we sold it and purchased a 1300 square foot home, which was 3 bedrooms and 1.5 baths.

We started our family in that home, with our dream that one day we would build our dream home.

We quickly outgrew this home with the addition of two children, and in 2005, we purchased our lot to build our home, and in 2006, we started looking at house plans. We were looking for house plan that was not "cut up", had plenty of room with no wasted space, and look great.

Everyday when I would come home from work, my wife would show me some house plans (now, I have extensive constrution experience and I am the director of a building inspections department).

I would tell her "no"... "that roof is to cut up" or "that house is to cut up", or "its not practical, and it will cost alot more to build".

Then I come home one day in 2007 and she said she had found the right house plan. When she showed me this HPG-1635-1 house plan, we immediately fell in love with the way it looked, the overall design of it, the layout and so much more.

Also, when I started looking at the roof line and the corners, I could not believe how simple this house plan was to build! It just made so much sense and there was not one square foot of wasted space.

We had literally looked at a thousand house plans and they did not even come close to this home. We truly built our dream home.

We have a video of this home posted on your site that we did for you guys last year, and finished out the interior with very high-end materials including using 4.25 inch hard woods throughout, rock corner fire place, 7.5 inch four piece crown throughout the downstairs, travertine on the bath room floors, oil-rub bronze faucets, door knobs, shower doors, thresholds and hinges throughout, cherry cabinets with raised panels, and granite counter tops throughout.

During construction we made a few updates including making the dining room and kitchen two feet wider, adding two feet to the children,s end of the house to install a double lavatory, and adding two feet to the front garage wall to install a center pier for double garage doors. In addition, the plans called for a hip roof over the storage area in the master suite but I ended up using a gable roof there and made a kids play room. I also turned the laundry room into my closet and turned the garage utility room into a laundry room with the entrance in the dining room. Built the home on a crawlspace foundation, and used hardy plank instead of vinyl under the porch roof and gables.

We love everything about it, from our family room over the garage, to the kids play room, to the three full baths.

It took us 15 years and a lot of hard work before we could start building our home and we could not be more pleased...

The plans were flawless. Thanks for making our dream come true. We could not be happier!

We decided it was time to get rid of the mold-infested, dry-rotted modular we had lived in since 1986.

When we paid off the mortgage on our farm, we decided it was time to get rid of the mold-infested, dry-rotted modular we had lived in since 1986.

I began looking for floor plans that incorporated what I wanted in a dream home. I knew I wanted an open floor plan, all walk-in-closets, a two-car garage, and a bonus room above the garage. After looking online for several months, I ran across the floor plan and decided that was my dream house.

We have built as "green" a home as possible. The house is built at a 12 degree angle to the south for energy conservation. The HVAC and the water heater are geothermal. The kitchen floor is cork. The office floor is bamboo. The carpeting throughout the home is made from corn. We hope HVAC and the water heater will save us many dollars and the brick exterior will keep the cold wind from howling through in the cold winter months.

Thanks Mark, Stephen, Jason and April for helping us to make our dreams a reality!

I was able to employ a farmer who employed a deaf mute..

My wife and I purchased a lakefront lot on a wonderfully pristine Texas lake in 2000 with the intention of eventually building a lakefront home with retirement in mind. We were operating on a 20+ year plan.

Two years ago my wife's parents approached us with a proposition. My father in law was planning on retiring in 2010 and was looking at their retirement options. While he wasn't in the position to buy a lakefront place that he wanted, he did have enough funds to help finance the construction of a home.

We worked out an arrangement in that we would build a house on our lakefront in which they would live out the rest of their independent years. My wife and I would maintain ownership and my inlaws would have a wonderful retirement lifestyle that they wouldn't have been able to afford otherwise.

It was a win-win for everyone.

We began looking at house plans and were initially looking for a modest, easy to construct home. Since I was acting as the general contractor and doing a great deal of the work myself as well, design simplicity was important. But so was efficient use of space. We sat down together and drew up a list of key "care abouts". Those key care abouts included full masonry exterior, covered porches, separate laundry room, open eating/living space, a separate master suite area from the other bedrooms, spacious garage large enough to hold 2 cars and a golf cart. We also wanted a safe room as tornados are not uncommon in the area.

My inlaws began surfing the web looking at various online designs and came across the HPG-1752-1 on one of the stock plan sites. It had most of what we were looking for, but needed a few modifications to suit our particular tastes and needs. I contacted the guys over at House Plan Gallery and discussed our desired changes.

I was unbelievably surprised when I found out that not only could House Plan Gallery make the requested changes, but that the modification cost was well below what I had expected!

After a few email exchanges outlining the changes, House Plan Gallery delivered the modified draft plans for our review within a few days, and after one more round of tweaks, House Plan Gallery delivered what I thought would be our final plans at an extremely reasonable price.

The first step in our construction process was site work. With plans in hand I met up with my site work subcontractor to lay out the plans on the lot. I already had a good idea where the house would sit and anticipated that we would need pad leveling to compensate for our gentle sloping lot.

The plans called for slab on grade construction. Imagine my surprise when shooting the elevations, that the lot dropped nearly seven feet from one corner of the house to the other. The excavation sub estimated that he would need to bring in 60 truck loads of fill as well as cut one corner down 3 feet. I nearly choked on the estimate for fill dirt. Off handedly, I asked how much just to dig a whole. His estimate for a hole was significantly less.

So right off the bat we were faced with a major decision. I could spend a large amount of money for dirt and end up with a 1800 sqft home sitting on very expensive dirt, or I could spend less money on a hole and potentially double the square footage of the house. Sure the basement would cost some money (so I thought), but I'd rather spend money on potentially usable space than dirt.

So back to the drawing board...

I contacted House Plan Gallery, and asked them what it would cost to modify our house plans for a basement foundation. Again the service was excellent, inexpensive, and fast. So now I had new plans with almost double the living area square footage.

Our plan of record was to complete the upper level as originally planned, and to finish out the basement at some point in the future. As I mentioned the house is in Texas. Curious thing about Texas is that not a lot of houses are built with basements. Since the frost line is so shallow, slab on grade is perfectly adequate.

But after a visit to the foundation engineer, I found out why else we don't build basements in Texas-expansive soils. I had a soil survey done as part of engineering the foundation and turns out my site had just about the worst expansive soil possible. This means tremendous lateral force is placed on basement walls as the soils expand and contract. The end result is a basement structure that my neighbors jokingly referred to as "Fort Hubbard". I have 10' tall, 10" thick poured in place concrete walls with a double layer of steel reinforcement, all sitting on belled, steel reinforced, concrete piers sunk 20' below the basement lower level. All of this sits on a concrete floor slab criss-crossed with 3' concrete beams. Since a tornado shelter was one of our "care abouts", it sits in one of the basement corners(under the garage) and is completely encased by reinforced steel to concrete per FEMA standards. The first quote from my concrete sub was for over $100K just for the basement alone. At this point I am certain I should have paid for the dirt.

We started pushing dirt in October 2010, and it took until January 2011 to complete the basement(due to several weather related delays). I eventually worked with my concrete sub to get the price down based on some creative win-win negotiations and aggressive bid shopping.

I decided early on in the construction process, given how much dirt work we planned and that I would be acting as the general contractor, to purchase a used skidsteer loader. My wife and father in law thought I was nuts, but I initially justified it in that we could always sell it for basically what we paid. It has proven to be invaluable and it has paid for itself at least twice so far.

I have also found an interesting and effective owner builder tool. It's called craigslist.com. I typically post what I need, and am flooded by responses. I interview the more promising, check references, and cut a deal. I have also used it to source building supplies.

Of all the subs I have hired so far, the framing sub proved to be the "best". My framer came to me via craigslist. He was relatively young, had two sizeable crews, and was building for several of the major custom home builders in the greater area. He was responsive, polite, and clearly knowledgeable. He was also looking to start building around the lake where my lot was located. We worked out a deal and set a start date. He was typically paid 45-60 days after completion by the major custom home builders, and I agreed to pay cash upon completion.

My framer and his crew showed up bright and early on the start date and knocked out the whole house in three days. I couldn't believe it and was more than happy to hand over his payment upon completion. On the third day, he had both his crews show up to insure that he completed on time. I've seen lots of operations in various industries, but I have never seen one as efficient as this framing crew.

Half way through the second day I realized that the job site was relatively quiet, except for the almost constant pneumatic nailing. I then noticed that the crew was working in pairs, one guy measured/nailed, the other guy cut and kept material flowing to the one nailing. I then noticed that the crew was all using what looked like sign language to communicate! If you ever seen bond traders flash hand signals in the trading pits to convey purchase prices, this is exactly what this looked like. But this crew had created their own sign language to convey measurements so that they didn't have to shout over the constant nailing.

I commented at the end of the day to my framer how impressed I was, and he related this story to me. He had hired a deaf/mute on one of his crews about a year earlier. They had created, through trial and error, a way to provide him instructions on the site using hand signals. He realized that the deaf mute got more done than some of his other seasoned crew members, and that it was because he never had to repeat instructions. So he started making all of his crew use hand signs, and their productivity went up!

Needless to say It was very humbling to see that through my home building efforts, I was able to employ a farmer who employed a deaf mute, who in all likelihood would have not had a job. Since I blew my construction budget almost from the beginning, I have had to resort to very creative ways to control costs. Craigslist has proven to very useful for this as well. My best materials deal was for my stone veneer. I found someone on craigslist that had 5 pallets of brand new stone veneer in almost the exact color and style I wanted. Better yet, they wanted 10% of the retail price. The veneer was overruns from a local manufacturer. The only kicker was you had to come pick it up from their home. I loaded up my skidsteer and within 30 minutes I had all five pallets loaded. That one trip netted me almost $4000 in savings and paid for nearly half of the skidsteer.

My house is now dried in and most of the rough electrical, plumbing, and mechanical are completed. I still have a lot of work remaining, but it's predominantly subs from this point forward. Things like drywall, insulation, and septic system will go relatively quickly. The basement has inflated the original construction budget by almost 50% and delayed my completion date by almost 6 months. In the end I think it was worth it.

All of my family is anxiously awaiting completion so that we can start enjoying the lake. It looks like we will miss this summer, but there is always next and many more after that.

We appreciate the guys at House Plan Gallery for helping us to make our dream home a reality, and we'd definately recommend you to all of our friends and family looking for new house plans..

This house plan has everything we dreamed of having in our home!

My husband, Bill and I had searched online, plus had more than 30 plan books before agreeing on this house plan. We loved the large living room, master bedroom on opposite side from other bedrooms, and the many covered porches!

We truly love our home. We have a copper roof, modified the interior to accommodate our dining room table with 20 chairs. We placed a gas log fireplace in the corner of the living room with a 60" flat tv above.

It is truly the home we will live in forever, on a hill overlooking our almost 500 acre farm. We can sit on any of the 3 porches and have views forever. This plan has everything we dreamed of having in our home. It is a single storym so as we age, steps won't be a problem.

We love our home and have family members who have ordered the same plan to use for their future homes...

Thanks to everyone at House Plan Gallery for making our dreams a reality!

We smile everytime we pull in the driveway!

Living in this new House Plan Gallery home has been the best thing for me and my family. I have been in the military for 17 years, and this is the first place that we can call ours and home at the same time.

While I was deployed, my wife built the house and dealt with the contractors and picked the paint, stone, brick, vinyl, applicances, tile and hardwood floors. She is the best military wife there is!

We extended the master bedroom out about 2 feet and streched our shower and her vanity to fit the new space. The kids love bringing friends over and playing in the bonus room and we love it also...love having the kids close and safe. We also had extra insulation blown in the attic and cannot hear the kids jamming out to Rock Band Hero or any of the military games.

We love the design of the floorplan and the openess of the kitchen, living room and breakfast area, and it was so much fun seeing pictures of our house being built when i was in Iraq. I was showing off the pictures like it was a new baby!

It's a solid, well designed house and we would build again if need be. Please thank your design team and let them know that there is a family in Lower Alabama that smiles everytime we pull in the driveway and when we have friends over for the first time. Thank you!

The open floor plan is ideal for being able to cook, and visit, and watch television all at the same time...

I was born and raised in the country. One day, I got to thinking life might be simpler if I live in town, closer to everything and a smaller yard. So, we sold and moved to town.

Boy, was I wrong. After 4 years, (and a death in our family), we sold our home in town and decided to go back to our roots, out in the country, to live close to Grandma after Grandpa passed away in July 2009.

So, we began searching the internet and bought several books of house plans. Nothing. We went back to the internet and just so happened to find this plan. We were excited. It was perfect. The open floor plan, the porches, the media room, we could not have designed a plan better ourselves.

We ordered the plan and got busy. We even decided to serve as our own contractor and build the house ourselves. It has been a great experience and I would recommend it to anyone.

This house is more roomy that I ever thought 1853 square feet could be, especially coming from a 2600 square foot house prior to this one. The open floor plan is ideal for being able to cook, and visit, and watch television all at the same time...

Thank you House Plan Gallery for giving us the opportunity, and inspiration, to come back to our roots and helping us build the house we have always dreamed of having.

It fit our needs to a tee...

Our daughter and son-in-law wanted our 2800 sq. ft. existing home and we wanted to down size. So we sold them our existing home and built our new home on an adjacent property. I did not want to go through the trouble of designing the new house so I went online and found your House Plan Gallery.com website.

We spent a couple of days looking at your different house plans and found the one we bought. It fit our needs to a tee with only a few modifications. The house is maintenance free with white vinyl siding and an aluminum face and vinyl soffits and vinyl double hung therma pane windows, and we love it!

Thanks so much to the whole gang for making my dream house design come true!

We had been looking for the "perfect" home design for quite a while, and were beginning to think that our ideal plan didn't exist. At about that time, we were referred to House Plan Gallery, who had large collection of stock house plans, all of which could be modified to fit our exact needs... We ending up selecting the HPG-2851 house plan, and Stephen and his team worked with us to understand our exact modification needs. No matter how particular I could have possibly have been, the group of people at House Plan Gallery was willingly ready to take care of my every issue and need to the fullest extent. Thanks so much to the whole gang for making my dream house design come true.

Its PERFECT and now my dream has come true!

My wife's Grandfather passed away and we decided to sell our then current home to build near her.

It had always been my dream to build a Craftsman style home because I absolutely love the architecture and the simplicity. Now was my chance!

We bought magazines from home improvement stores and looked online at countless plans. We always, always kept coming back to this plan from House Plan Gallery.

The size is perfect. The bathrooms are roomy, the room sizes are good. The media room was a bonus (so the kids could play their games and leave our TV alone!). We loved it, and still do after living there for a year. I would not change anything about it or the way we did it.

Its PERFECT and now my dream has come true!

It's a beautiful bungalow style home, all on one level with a fabulous master suite, a large great room, two covered porches and two additional bedrooms as well as attached two car garage.

I bought this house plan with the intent to build a future "retirement" home in Port Townsend, a seaside community on the Olympic Peninsula in Washington State.

It's a beautiful bungalow style home, all on one level with a fabulous master suite, a large great room, two covered porches and two additional bedrooms as well as attached two car garage.

I especially liked this plan because of the varied roof line which gives it fabulous curb appeal and the great room which makes it feel a lot bigger than it's 1500 square feet.

Some of my favorite features are that it has two covered porches, a large and luxurious master suite, and it is all one one level.

The home is built on a level and private wooded lot, 2 blocks from the beach and the Strait of Juan de Fuca. In the morning, the sun shines down through the trees onto the back porch and you can sit there sipping your coffee and watch the very tame deer wander through the forest and right up to the house.

We painted the house in a combination of forest green, tan, and off white trim with a dark cherry stain on the front door. It looks perfect in the woods and makes a wonderful addition to the neighborhood.

I would definately recommend House Plan Gallery to anyone looking for a new home...

I sold this house before I finished it...

I am a builder with a new development so I looked for a long time before I chose a houseplan. I wanted a house that gave curb appeal, as well as being open and functional. I have the same problem that every spec builder has; the bank will only let me build one house at a time; so I chose this house out of TEN other options, so I could sell it quickly.

I sold this house before I finished it.

Things are sure different now for building spec homes that people want to buy, so you have to really think of everything that someone could possibly want before you choose a plan.

I would definately recommend House Plan Gallery plans for any builders or families looking to build a home that is beautiful, functional, minimizes wasted space, and best of all, easy to sell!

I wish with everything in me that there wasn't a reason for this new house...

Before anything else, you should know that I wish with everything in me that there wasn't a reason for this new house.

Four and a half years ago my wife and I were leading an ideal life. We were just starting to relax in our retirement and taking great joy from watching our four son's families grow.

But a head-on collision changed everything. It was one of my oldest sons, one of my twins. For a while we didn't believe he'd survive. And in a way, my Chris, my son I'd loved for 43 years, didn't.

Chris is 48 now. He's paralyzed on his left side and suffers from extensive brain damage. He requires total care, which his Mother and I give round the clock.

His medical condition is the reason for our new house. Our old home place was very secluded; which at one time we loved. But since Chris has frequent seizures, we need an ambulance to be able to find us fast. Also, we need to be closer to his doctors and physical therapist whom he sees three times a week.

The most imperative need for building, though, is that everything must be handicap accessible. I'm 70 and my wife, Betty, is 68 years old. So the idea of not having to fight his chair through doorways or squeeze down halls is quite appealing. And we're looking forward to the handicap bathroom like kids look forward to Christmas!

I LOVE the large rooms in this home design and the layout is absolutely perfect for our needs with no wasted space...

While I continue to pray my child will be made whole again and we wouldn't NEED this new house; it will be a great blessing and we are eager for the relief it will bring to our lives.

This is a great house for our family's needs and we would definately recommend House Plan Gallery home designs to anyone...

The layout of this home has brought our family closer together in ways that we never could have imagined...

My husband has had the vision to build for several years and the timing was right for our family in terms of the economy and employment situations. There are so many features that we LOVE! The large front porch (where I have added a porch swing), the covered backporch, the large great room, the breakfast area, the kitchen, the master bath!

When my husband and I saw this house plan, we both knew it was the perfect house plan for our family and would meet all of our needs and wants.

Our lot overlooks a wooded area so the large number of windows provide access to gorgeous wooded views that some find only in vacation homes. There are many features to this house that we absolutely love, but as a mom, the large breakfast area is one of my favorites. We have only lived in this home two short months, but the breakfast area has already provided several opportunities for our family to come together over meals and board games while spending time together. In addition, it is nice to be in the kitchen close by while my children have their friends over and are hanging out/ snacking (as kids and teens will do).

The porches are another favorite! Since I was a girl growing up next to an elderly lady who would invite me to sit and talk on her front porch swing, I have always dreamed of owning a home with a porch swing and now I have it! The memories that I have of the time I spent with my Christian neighbor and the values she imparted to me are priceless because we had a place to relax and spend time. I now have my own porch swing on my front porch to share with my own children. This is also the first time my family has had a covered back porch. We have spent more time outdoors in two months on the back porch then we did in an entire year at our old home with a deck. We've enjoyed rain storms, reading books, meals and more in the shade and privacy of our covered back porch.

The bedroom layout of this house plan was also perfect for our family. We have three children ages 6, 10 and 13 (two boys and a girl). The bedroom with the bathroom inside of it was perfect for my only daughter (who is also the youngest). She feels like she is a princess in her pink bedroom with a purple bathroom.

Due to the way the roof line fell, the builder was able to expand this room (with a sloped ceiling). The extra play space is perfect for her dollhouse and other "girl" toys. My two boys have the bedrooms at the top of the stairs facing the front of the house. The large closets give them room for their sports equipments and hobbies (and clothes). The boys also share the bathroom in the upstairs hall. It is perfect! We added a double vanity (instead of one) so that each of my boys would have their own sink bowl (no fighting over who is going to brush their teeth first !). The door between the toilet/shower area and the vanity area also gives each boy the privacy he needs.

Lastly, my husband and I have a master bedroom downstairs which makes this a house we can grow old in! The large closets are also a plus and make it easier to keep our things separate and neat. The window over the garden tub looks over the wooded area behind our home and it is a wonderful view that we enjoy each day!

My husband's job is based from our home so the home office gives him a private place to work (with doors). The workshop area in the garage also gives him the storage space he needs without having work files cluttering the living areas of our home.

In the garage, we divided the garage area and made one car stall separate with a wall. This allowed us to have space for a weight room / fitness area. This means all our equipment, including the treadmill, have a place of their own (and not in the living areas of the house).

We opted to finish out the bonus room at the top of the stairs (complete with French doors) for our children (and their friends) to have a place to hang out and play. We've added a television and video games, foosball table, air hockey and more! This is a great place for our kid's friends. At night, they can roll out the sleeping bags and crash. It has been a lot of fun having this space. We also added a large closet off from the bonus room upstairs. The closet is lined with shelves for legos, board games, toy sets, books and more.

This house is the house of our dreams. When my husband and I saw the plan, we both knew right away that this was it! After living here for two months, we were right. The layout of this home has brought our family closer together in ways that we never could have imagined. Family ties are important in this busy world in which we are pulled in so many directions. I am grateful for my home and the opportunity to share my excitement with you! There are so many more things I could share - like the great builder we had, the wonderful woodwork, the gorgeous kitchen, but I think you get the picture!

Thank you House Plan Gallery for making our dreams come true!

You had the plan that included everything I was looking for!

I just got started on building my home. Wednesday they poured the wall and crawl space for the house. I am very excited about my new home. I had searched the internet looking for a home to build, and you had the plan that included everything I was looking for.

I had my home modified by House Plan Gallery to add a basement, and your company did a wonderful job on my basement plans and I am very pleased with all modifications made.

I am excited about completing my dream home. Thank you so much making my dreams come true!

We had decided to put a For Sale sign in our old front yard to see what would happen. Our home of 1597 sq. ft. sold in two days and we received exactly what we were asking for it.

After searching through Cape Cod style homes and trying to make my husband happy, I knew we had not found the right house plan.

One night, it was late and I could not sleep, I went to the computer and typed in the search box “House Plans.” A web site came up that I had never seen before.

When I clicked on it and searched the features I was looking for, the house plan of my dreams came up. I knew right away that it was the house plan for us and that God had answered my prayers.

The fact that all the rooms were on the main floor, the bedrooms were split, and my children would not have to share a bathroom were the main perks. I thanked God over and over again.

In addition, when I showed my husband he could not believe how it had everything we prayed about. This is our retirement home and the Lord willing, we will never move again!

We would definately buy from them again and recommend them to all our friends and family...

We had a lifelong dream to build a nice home on a large piece of land, and when we moved to Georgia in 2000, we bought a temporary house in a small subdivision. Moving here allowed me to really explore the local area and to check land values where I would like to build this dream home.

It ended up taking me over 6 years, but we finally found a beautiful 16 acre parcel just one mile from my house. When we started building, I purposely located the house at the back of the land, close to the woods and to the old farm pond. I also set it at an angle to the land to insure shade on the back porch and to have a good view down the 1,000 foot long driveway.

Also, because of of the relative seclusion I was looking for, I chose to keep the main living area windows with out any dressings.

The HPG-20213-1 house plan was perfect for our family! Some of my favorite features include the 16 x 40 full gym that we built, the large open living space with maple hardwood floors, the back porch deck and patio that looks out on our pond, and so many other features I can't even begin to go into...

We highly recommend House Plan Gallery and their house plans, and would definately buy from them again and recommend them to all our friends and family...

Now we have a place to call home for years to come!

We must have looked a thousand house plans. The first one both my wife and I loved ended up being the same one we purchased four weeks later from House Plan Gallery. It was the best fit for our family, to us, the nicest looking one, and to be honest...the best priced web site.

I have never built a house before. To be clear, I am not a carpenter by any stretch of the imagination. My decision to take a month or two off of work to be 'hands on' though proved to be a lesson in life I look back on, and am glad that I decided to do so.

As the acting general contractor, I worked hand-in-hand with the local contractors that I hired to build our dream house. Before this, I couldn't have told you what a 'cripple' was or how to install counter tops. I have so many stories to tell our children and grandchildren in our adventure of building a house.

When we first started, everyone told us that building a house would be an 'ultimate test' to our marriage. Having the same taste and lack of knowledge in homebuilding, we thought everyone was crazy. NOW i can say that yes, it does test your patience, and yes, it does test your marriage, and YES, we passed the test, if they are keeping score. Tackling something as big as this for the first time can be scary, but in the end, I have to say...that its worth it. Now we have a place to call home for years to come!

Thanks to all the kind people at House Plan Gallery... We truly love our new home!

The house and its design brings rave reviews from everyone...

We had a great experience with your company, website, plans and the people who helped us. We are about 3 weeks out from completion with the cabinets and painting on our new HPG-2000B-1 home being completed this week. The house and its design brings rave reviews from everyone. It sits on an acre of land that gently slopes to a wild type habitat with a small creek just off the property. We used native limestone (chopped) and used a 30 year matching shingle. The house and setting are really great. Thanks to you and all your wonderful people.

I found the house plan I had been looking for when I opened the magazine...

My wife and I had been looking at different house plans for a while, and I was the holdout. My wife told me if we were ever going to build a larger home, we should do it while our children were young. That convinced me.

It was time to build, but I still had not found the "perfect" plan. I happened to meet Stephen Mathis at a local gym, and he gave me a copy of the House Plan Gallery plan catalog. I found the house plan I had been looking for when I opened the magazine. I showed it to my wife, and she loved the plan as well. We began the process of making minor customizations with the House Plan Gallery staff, and we soon had a working set of plans to begin building with.

I would HIGHLY recommend the good folks over at House Plan Gallery for anyone looking for a new home design...

We constantly receive compliments about how beautiful the home is...

I went online and found your house plans and loved them! We were looking to build something a little smaller, than the house we previously had, as we were moving from the gulf coast up to north Mississippi. When I found this plan, it was perfect for us. We constantly receive compliments about how beautiful the home is and how the floorplan is so well laid-out and utilizes every square inch of space. I really enjoyed building the home, and would recommend House Plan Gallery, wholeheartedly, to anyone looking for a beautiful, well-designed, and affordable home design...

It was a wonderful experience and we would heartily recommend your company and home plans to anyone out there!

Our story is one that is 20 years in the making. We relocated to Tennessee and purchased our first home which was approximately 1300 sq. feet. While this was adequate for my wife and I, we knew that eventually we would want to build something to suit our particular needs and lifestyle. Over the years, we put together lists of likes and dislikes. We also spent a lot of time touring homes, looking at house plan magazines and online sites, as well as studying local housing designs and trends.

When considering house plans and designs, we always kept in mind our needs as a growing/changing family. Our first home was a cookie-cutter, two story, Cape Cod style, with the master on the first floor and the others on the second floor. We quickly realized the inconvenience and safety concerns of this design after our first child was born. When we had our second child, our desire to find a more family-friendly house plan became our number one priority.

Fortunately for us, the House Plan Gallery website was one of the first sites we accessed. We found the website extremely easy to use and the search options gave us the opportunity to look for the specific features we were hoping to find. We found that with HPG-2369!

This particular house plan offered one-level living with zoned bedrooms which provided optimal living for our diverse schedules. We were very impressed with each room’s square footage. The extra bedrooms have ample living and closet space.

The master suite is a wonderful retreat since it is located away from the primary living area of the home. The master bathroom is extremely spacious with a jetted tub and walk-in tiled shower. There are his and her separate vanities offering much storage and counter space. Additionally, the two separate walk-in closets provide all of the storage and hanging room anyone would ever need.

The kitchen was wide enough for an island which was one of our most sought after features. It is now the hub of our kitchen and allows us to maneuver easily when preparing meals and cleaning up. The corner pantry is conveniently located and large enough to store all of our food items and then some!

Because of the kitchen’s ample space, we were able to install both a gas cook-top and double electric wall ovens. The laundry room with utility sink is an area that definitely suits our needs.

With the inclusion of a large bonus room, our family is able to utilize the space for many things. It is truly a multi-purpose room. It is where our children store and play with most of their toys. There is also a built-in area for a projector television screen that we can use to watch movies and sporting events.

Off of the bonus room, we were able to add an additional room that can be utilized for many different things. This house’s layout is very fluid which allows you to easily and efficiently flow from one room to the next. The interior is wonderfully bathed in natural light from the many large windows situated in optimal areas around the house.

While the interior of this home is fantastic in and of itself, it wasn’t the only reason we went with this particular house plan. The exterior of the home is exactly the style we were drawn to. The French Country architectural style is very appealing and this house holds true to those characteristics. The roof pitches, gables, dormers, and arched entryway aesthetically accentuate the French Countryside look.

We also selected brick, soffit, gutters/downspouts, doors, and shutters in colors and styles that compliment the house’s design. We definitely achieved the look and feel we were dreaming of inside and outside our home.

We love everything about this house plan! Some of our favorite features include: every square foot is utilized efficiently (no wasted space); one-level living with zoned bedrooms; an abundance of storage; eat-in kitchen large enough to accommodate a center island; and charming architecture.

Thank you so much House Plan Gallery for providing this house plan that so fully met our needs. We also would like to compliment you on the customer service you provided to us on the purchasing of our plan. It was a wonderful experience and we would heartily recommend your company and home plans to anyone out there.

House Plan Gallery even had someone come in on a day off to reverse the plans and got them to us later that same day!

We moved to North Carolina from Idaho in 2010 due to a military permanent change of station. In the military, moves are anything but permanent. We began looking for a house with 4 bedrooms and a bonus, in the fall of 2009.

It was important to us that we had a home that would accommodate a growing family. We currently have 2 year old boy/girl twins, and wanted them to be able to have their own rooms when they got older, and have another bedroom for a nursery for a future child. We also wanted to have a bonus room for out-of-town guests since our family all lives out of state.

It seemed that all the houses on the market were only 3 bedrooms with a bonus, and despite having more square footage than our home in Idaho, they had less usable space, with only a small family room. (Our home in Idaho was a 3 bedroom home, but had a large family room, and small office, and a living room.)

All the 4 bedroom+ homes we saw had only the master on the first floor, and the rest of the bedrooms upstairs. Because we have little ones, we wanted to have the bedrooms on the first floor, with the master on one side of the house and the bedrooms on the other. We finally decided that the best option would be to build a home. Something that we had done in Idaho. With mortgage rates being so low, it was a good time to be able to build.

We began meeting with builders and looked at a few builder spec plans, but did not see what we were looking for. We finally began looking on-line through thousands of plans, and discovered House Plan Gallery's HPG-2400 Morgan Ridge home plan and the HPG-2212 Hampton Avenue home design

Both plans being very similar, offered exactly what we were looking for. The size of the breakfast areas could accommodate a dining room table and hutch which would allow the flex-space to be used as a study. Most people never use their formal dining rooms but once a year, so to us it seemed like a waste of space.

We decided after comparing both plans and costs, that the Hampton Ave was the one for us. We love the exterior with the front bedroom with the bay window and the stone accents. The two covered porches are great for sitting outside and enjoying the evenings.

Thankfully, we found a great builder who did an awesome job building our home and being responsive to all of our requirements. The team over at House Plan Gallery was also very helpful, especially when right before we were to break ground, the building department decided they wanted a reverse set of plans before they would issue the permits.

We had to reverse the plans due to placement of the septic tank on the lot. House Plan Gallery had someone come in on a day off to reverse the plans and got them to us later that same day!

The process of building this home went much smoother than building our first home in Idaho did. The house turned out beautiful and we are very satisfied. The house has plenty of space for our family.

The twins share a room currently, and we use one bedroom as a play room, and the other is an extra guest room that will eventually be turned into a nursery for another child. The bonus room is complete with a bathroom and shower and is perfect when grandparents come to visit, which they do frequently. The kitchen has plenty of counter-space and cabinets.

The Hampton Ave is a great house plan, and we continually get great comments from family, friends and neighbors on how nice the house is. Several neighbors have even told us that this is their favorite house in the neighborhood. (I'm sure thats next to their own!)

We are very thankful and blessed that we could build such a wonderful home!

Your staff was very helpful throughout the process...

We had a good experience with House Plan Gallery; we chose a stock plan and wanted to make a few modifications. Your staff was very helpful with this and provided objective insight into the pros and cons of various modifications we thought we wanted. In the end, we ended up changing the plan some and realized some of our ideas should be left on the drawing board”. We were happy with the quality, service, and value that we experienced throughout the process.

Stephen made several relevant suggestions to us to help us through this process. My wife and I are contracting our house ourselves and the team at House Plan Gallery has been there to help direct us on each phase.

We did make several modifications to the original plan we selected and House Plan Gallery was ready willing and able to make it happen.

I will go back to House Plan Gallery for my next plan...

The plans from House Plan Gallery were very complete and the only changes we made were enhancements we added. This home offered an upscale home plan in a smaller package which is what many people are seeking today. We built it to fit retirees or a family, with a retired couple buying the home.

The home finished with a very elegant look and most important a different look than other new homes in our area. It is a high end home with very elegant look that was well received in our community.

I will go back to House Plan Gallery for my next plan. The plans, as stated, are complete and ready for building. We did not have to worry about changes except ones we customized to plan.

I am a licensed real estate agent with RE/MAX Grand Lake and when I do a project I hire a local builder to take care of construction. We have built 5 homes in past 3 years for resale. It is a way to offer upscale properties in our area and to enhance my real estate sales.

The HPG-1501 was the perfect house plan for our family. We were also very happy to have been able to make several other modifications to the plan like adding a cold room, building a full basement with wide open spaces within, adding real dormers, and a few other little tweaks that really make the plan fit the way our family lives. I would highly recommend House Plan Gallery plans for anyone looking to build a new home.

The house plan was perfect! ...Great for entertainment and to enjoy after a long day at work...

The house plan was perfect... Its really hard to just name a few features that I like about this home design, but my favorites are: the tray ceiling in the Dining and Master Bedroom; the porch in the back; the bedrooms being completely on the other side of the house from the master bedroom; and the large oversized garage with the workshop area.

When we purchased the plans, we wanted to find a contractor that would actually build the plans "to the letter" of the actual working drawings, so we asked the local building inspector for recommendations. We found a contractor from that recommendation, and the ball started rolling from there.

We made a few modifications to home, onsite, including moving the fireplace to better allow for the placement of a full video/audio center cabinet. We also screened-in the porch and made the fourth bedroom a little larger so as to serve as my wife's scrap room. However, the largest modification was made on the bonus room, where we stick-built the roof to add an additional 1,500 sq ft which will include a full bath with a ~ 500 sq ft game room, 300 sq ft computer/media room, and a 700 sq ft home theater. This upper level is under construction as we speak and I can't wait to get in there!

The porch was screen-in and the 4th bedroom was made larger to the wife's scrap room. Bathroom was removed to add space. Also window was added to wall where no window appeared in plan to add sunlight. However the largest modification was done to the Bonus Room. The roof was was stick built to add an additional 1500 sq ft. that will include a full bath with a 500 s/f game room, 300 s/f computer/media room and a 700 sq ft Home theater. This upper level is a home project under construction as I write.

The home is great and a great layout. Great for entertainment and to enjoy after a long day at work.

I love everything about the house!

The house that we were renting was sold, and in the process of looking for a pre-built home to buy, we couldn't find anything we liked. We then decided to build a new one.

My husband and I, along with family and friends, have built this home from the ground up. It has taken a lot longer than we anticipated, but this is one family project we will never forget.

I love everything about the house. The bedrooms are all a nice size. The kitchen is great and has turned out to be my favorite part of the house.

After deciding to build the house, we built the shell of the home out of beetle kill pine logs. Since our family business is logging, it seemed like the most economical thing to do. After picking out and measuring every single log, we peeled them by hand. My husband and my father then carved every notch with a chainsaw or by hand. After several months the shell was complete.

We then finished the roof and the internal walls with regular framing materials. Almost all of the finishing lumber inside the house came from my uncle's sawmill. My husband is making all cupboards and vanities out of the beetle kill pine. This is also a very long process, but they look great with the rest of the house.

The house is not quite done yet. We started building in May of 2009 and will be complete by May of 2010. This sounds like a long time, but since we only work one to two days a week on it, but I think we are making good progress.

We're very happy with the way our home is turning out and would DEFINATELY recommend House Plan Gallery plans to anyone...

We are so incredibly happy with our home and wouldn't have changed a thing!

I would guess that my husband and I looked at about 50 different house plan books over the course of two years, and could never quite find what we was looking for. We were looking for something that was open and didn't have ANY wasted space.

I was briefly searching the internet one day and I just happened to come across a house plan that was absolutely perfect. It was actually the first house plan that I had ever seen that I didn't have to make changes on. It had the open living room and kitchen that we were looking for and wasn't full of hall ways, which is wasted space for us.

We are so incredibly happy with our home and wouldn't have changed a thing!

If you need house plans, I would definitely recommend House Plan Gallery...

We looked for months and fell in love this house plan. After our purchase of the plans from House Plan Gallery, we made a few minor modifications to suit our special tastes. The modifications were a breeze. We truly enjoyed working with the plans and our builder. The plans have all the different elevation drawings so you can compare the house to the design. It is amazing how much the real house looks like the drawings and sketches. Some of our favorite features of this home design is the big dining area, the open floor plan, seperate sleeping areas, large bonus room, and double garage.

House Plan Gallery's plans were easy to read, detailed, and provided a great value and lots of fun for us. If you need house plans, I would definately recommend House Plan Gallery..

When we saw this house plan, we were hooked!

My wife and I began our Total Money Makeover (Dave Ramsey plan) just after college. We saved up money to make sure we could have 20% on our house. Once we saved that up we started looking. We looked at around fifty houses but none of them felt right.

At the same time, my Grandma gifted my wife and I land. So, we began looking at blue prints. We were hooked. We knew we wanted an open concept and enough room for our projected four children, so we would never have to move. Once we found this layout we knew it was the one. It was absolutley everything we were looking for.

The building process took some time, but were very happy with the outcome. Our open concept could not be better. We love to entertain, and we also have large families, so it has been so nice to have room to accomodate everything.

We are so proud of our home! And we are glad that we saved like we did because we plan on living in this home for the rest of our lives. Thank you so much!

We laughed and said, "It must be meant to have this one!"

On July 7, 2009 my family lost our entire home to a house fire. We were devastated!

It took us a good month to gain our composure and for reality to actually set into our minds. When things settled down we realized we were in need of a home.

We LOVE our land/property and the area in which we live. We didn't want to go and buy a new home in a different area.

We settled in a Rental property to get the kids started and in a routine for the start of the school year in August 2009. And then we began the search for a set of house plans that would work for us.

I told my husband to look at plans in books and online and to pick and choose some of his favorites. I would also do the same.

After about a week of searching we got our plans together. I had 3 favorites and he had 5. We started looking over them and found ONE of the 8 we choose was the same plan from the same online source.

We laughed and said, “It must be meant to have this one!”

Thanks for allowing us to use your plan and we would highly recommend your company to anyone interested!

I grew up in the western part of North Carolina and left home after graduating from high school. My job moved me around for several years and my family and I finally settled down in Charlotte, NC and eventually I started my own business there. I always had a desire to return to my roots and build a home back there for when I retired.

I had been single for a few years and upon returning home for a school reunion in 2008, I met an old friend that I had not seen in over 30 years. She had retired and moved "back home" the end of 2007. We started dating and before long we realized we were meant to be together. That is when I got busy on house plans.

I looked at "many" house plans, but kept going back to this particular one of yours. We both agreed this was the perfect one. It had plenty of open space and was laid out just the way we wanted. We like the master bedroom with the large bath and walk-in closet (which we changed to one big closet instead of his and hers)and the other bedrooms on the other end of the house.

My favorite parts of this house plan are the open space in the living area, and the really functional floorplan layout. It fits our needs perfectly...

We started clearing the land in February, 2009, and we were married in March. We had a very good builder and things just fell right into place. All the lumber in the house came off my land. We made a few minor changes, such as extending the front bedroom out and the porch a few feet wider. The plans were so easily followed, the builder had no problem at all.

We made the 3 1/2 hour trip weekly from Charlotte to help work on the house. On December 23, 2009, we moved in and spent our first Christmas together in our dream house.

The house sits upon a hill that overlooks the Smokey Mountains and we can see as far as Tennessee.

I am retiring soon and we look forward to sitting on our porch and enjoying the view and our new home.

Thanks for allowing us to use your plan and we would highly recommend your company to anyone interested!

The property has been in his family for five generations, so we wanted to pick the perfect plan for the farm. Luckily, we found that plan at the House Plan Gallery.

We are newly married and have a new baby. Our rental house was small and we needed more space.

We really like the fact that the kitchen and dining are open to the living room. Also, the master is on the opposite side of the house from the kids rooms.

After several years of renting, we decided to build on my husband's family property. The property has been in his family for five generations, so we wanted to pick the perfect plan for the farm. Luckily, we found that plan at the House Plan Gallery.

The house is underway and we look forward to spending our lives in our new home. Thank You House Plan Gallery!

My husband & I were living in Oklahoma when we had our twin daughters. They came early and we didn't have any family out there so we decided that we would move back to Tennessee where all of our family lives. We purchased a small 900 sq. ft. doublewide mobile home just 1 mile from my parents and 3 miles from his parents. It was most convenient to have built-in babysitters.

After 5 years, when our daughters were walking & talking and headed for elementary school, we decided that 900 sq. ft. just wasn't big enough. We were given 9.77 acres of land by my husband's mother, and began looking through house plans online and went and bought your plan catalog.

A few house plans in there actually appealed to me, but we decided to go for the HPG-18002-1 house and find a contractor. The contractor we chose was actually my father-in-law's best friend. He agreed to build the house for cost + 10% which is unheard of now.

We were able to get nearly everything we wanted for just at $200K. Hardwoods, tile, fireplace, basement, stainless appliances, brand new front load washer & dryer on pedestals, etc.

Some of my favorite features of this home are the large master bathroom, the his & her closets in the master suite, and the wonderful basement. Also, we made just a few updates to the layout of the home including: taking the workshop out of the garage, on the main level, and used it to increase the size of our pantry/laundry room. Also we added a single garage door in the basement for a workshop. We also re-arranged one of the bathroom areas so that we could have a bigger window on that side of the house. And finally, we opened up the wall between the media room and living room and we use it as a open office...

It has been a dream come true. It's not our first house but it's OUR house. We love it! On top of all of that we have managed to pay off all of our debt (credit cards, cars, student loans) and we are now paying 1/2 mortgage payment bi-weekly. We only owe ~$200k but our house & land have already been appraised at over $325K, so we are happy about that.

Thank you for the wonderful service your company provided in the beginning so that we could manage to have a such a beautiful home now!

The best thing about my house is that people drive by all the time and they yell out to me, "I love your house!"

I purchased some land in North Carolina in 1996 and had planned to build a house with plans I had gotten from the internet.

My plans to build this house did not happen, as the seller of the land did not fulfill the agreement.

I carried those house plans with me for years and when I decided to retire in 2010. I started researching the internet again in 2009 and found that my plan no longer existed. Then I found plan HPG-1855.

I loved the design, especially the big windows in the front of the house. Inside the house I loved the split floor plan and the open feel of the living room with the 12 foot ceilings. The huge kitchen was also a plus for me as I love to entertain! This house has all the bedrooms on the first level which is great for someone my age.

This house has changed my life a lot as I have a spacious yard which I have been busy fixing up. My plans is to use my house to bring my extended family closer by having plenty of space to have family functions. I spent more than 40 years out of the state and wanted to get closer to home in order to spend my final years getting to know my extended family better.

The best thing about my house is that people drive by all the time and they yell out to me, "I love your house!" and I yell back, "so do I."

I am so proud that I had this house built and that you provided such a beautiful plan that will be in style for years to come...

Our experience with HPG was a home buyers dream...

Our experience with HPG was a home buyers dream. We found a plan we liked, made the adjustments that best fit our family, and never had a bad experience in the process. We have had people from our subdivision and others, as well as people from out of state, stop us in our yard to ask about the house and where we purchased our plan. Thank you for making the home building experience magnificent!

IT IS GREAT. We love it!!!!!

My wife and I decided to build a house after searching for the perfect house plan. We came across this plan and made a few modifications to it, including making the kitchen/living room/laundry room a little larger, adding a deck, and adding trayed ceilings instead of vaulted ones.

Some of our favorite features are the large kitchen, master bath and master bedroom. IT is great. We love it!!!!!

We absolutely love our new home. This has been the happiest 4 months of our lives!

My husband and I purchased some land a few years back while we were dating. We began saving and finally paid off our land. We got married two years ago and couldn't wait to build our first home as husband and wife.

We each lived in apartments before and there was no room and we were throwing our money away. We finally saved enough money to start building our dream home.

We started the process and then another delay set us back. Due to all the hurricanes we have had over the years, more precautions and requirements were put into affect.

We live in Lake Charles, Louisiana, right down the road from Grand Lake and our land was now in a high wind zone. This meant that we would have to come up with more money to add brackets to the structure of the house. This also meant paying someone to add these brackets to the house plans. So we saved and saved and finally last November we started building our home.

It was a slow start but before we knew it we were in our first home as husband and wife!! We absolutely love our new home. This has been the happiest 4 months of our lives. We now can have friends and family over to enjoy and show our house off too!!!

We have truly been blessed to find the perfect plans for us. With this house we can now start our family together. This house has allowed us to start our lives together.

We thank God everyday for our new home and allowing us the opportunity to find and build the perfect home! Thanks for the house plans. We could not be happier.

I would and do recommend House Plan Gallery to all my friends that are looking to build a home. I also have a good friend that I did tell about House Plan Gallery and she built a similiar home to ours.

People drive by all the time and they yell out to me, "I love your house!" and I yell back, "so do I."

Home is where the heart is. And that is exactly what went into building our house. Our whole heart.

Two years ago, my husband and I married and began our new life together. We soon felt the desire to begin a family and knew that our "bachelor pad-turned-newlywed" home would not provide the space or safety we needed.

We began looking at homes to buy, but realized quickly that nothing fit our needs. My husband and I bought a lot in a wonderful, safe neighborhood and began formulating ideas what our new home would look like, have in it, etc.

A friend told me about House Plan Gallery and we went online to check it out. Boy, am I glad we did.

After looking at numerous floor plans, we found the "one". This house plan had everything we needed and envisioned in a "dream home". During the building process, we enjoyed every minute of it. We built it with our heart and so much love went into it. We built this home with our future in mind.

We imagined special things like bringing our first child home, seeing their first steps, having Thanksgiving with family, putting up a Christmas tree, and countless movie nights in this house. I hear horror stories of people building houses and getting stressed out. With us, it was so reassuring that House Plan Gallery provided everything in the plans for our contractor and all we had to worry about was details.

Now that the house is finished, we love having friends and family over to entertain. We get so many compliments almost daily about every aspect of our home. It has now been two months since we moved in and we still just sit back and say to each other, "Wow, I cannot believe this is our home".

Needless to say, we are thrilled and feel blessed beyond belief. This is an exciting time in our lives and now that we are settled into our new home, we cannot wait to see what else God has in store for us.

This home will make a tremendous difference in our family's lives, and we owe it all to House Plan Gallery...

I am 68 and my husband is 70 years old, and we have a 48 year old son who was involved in a near fatal car accident four and a half years ago. He is now completely wheelchair dependent, has a wife with two kids, and now lives with us. We take care of him morning to night, and many of the day-to-day tasks are quite time consuming and strenuous, especially for people of our age.

Our previous home did not work well with our son't wheelchair, and after praying for some time, we found the HPG-1855-1 house plan that had been built here locally. We immediately fell in love with this beautiful plan and are now in the process of building it with full wheelchair-accessibility, and cannot wait to get moved in...

This home will make a tremendous difference in our family's lives, and we owe it all to House Plan Gallery...

I began looking for house plans in the fall of 2006. My husband and I had just sold our home to move in and take care of my recently widowed Mother. Our youngest son was in college and also still living at home. We sold many of our things and put the rest in storage. We were living in my childhood home. We all knew we needed a layout to accommodate our new family dynamic.

We were fortunate that my late father had purchased some land years before and the area was perfect for a new home. We are in a restricted, large acre lot with extra wooded acreage behind the home site. My husband and I were looking for a home that would provide the needed space for my mother, the space for a college student, as well as the place we would enjoy retiring to.

I began searching home plans on the Internet. I found many plans but always came back to one of the first plans we found. I was looking for a split design, a large open living space and a bonus room. We found plan HPG-1855-1. It reminded me of a traditional home with a slight French style. It was so close to what I would have designed myself.

The two bedrooms on one end serve as my mother’s quarters. We did increase the size of her rooms by extending the length of the house by one foot. One room used for a sitting room and the other for her bedroom with a bath in between. This provides her with her own space without making her feel isolated. The large window with the transom on the front gives her a great deal of light and she does not feel she is sitting in a bedroom all day. In the far away future it will serve as two guest rooms and a private bath.

The openness of the living room, kitchen, breakfast nook and dining room is perfect for our extended families. Now that my mother is living with me, we are usually the home where many of the family gatherings take place. We can be in the adjoining rooms but all feel we are together. We changed the three large windows in the living room to a sliding glass door opening out to the porch. We also had the porch screened in and an additional cement patio poured out from the house. This gives even more gathering and entertaining space.

The master bedroom and bath are perfect for us. Being on the opposite end of the house ensures privacy and the spaciousness gives us the option of a sitting and TV area in our room. We did rearrange the master bath to accommodate a little larger shower and a larger tub but we still have the water closet and double sinks, which we love.

The laundry room is huge and we opted to leave out the half bath and put a built in office space where the bath and closet were on the plan. This opens the space even more. One reason we felt comfortable giving up the half bath is because we opted for the full bath in the bonus room over the garage. We finished this room and it was a perfect hideaway and bedroom for our college-aged son. He recently purchased his own home and now our grandchildren are thrilled with our bonus playroom and their own bath.

We opted for a slab foundation and vinyl siding. We are very happy with this home. We moved in our home in July of 2007. We look forward to many more years in this wonderful home!

It was so close to what I would have designed myself.

We still just sit back and say to each other, "Wow, I cannot believe this is our home".

Just a quick note of thanks for the many house plans and the ease to look at the style and footprints on your web site. This was one of the many reasons that we selected your plans over the many that were available on-line. Using your search criteria cut down a lot of looking and trying to decide what fit our needs the best.

You have been excellent to work with. I'll have to admit, we've never done this before, much less working with someone online, but you far exceeded our expectations!

We are so excited about getting started on our house. The Lord has really blessed us to be able to this and we give Him all the thanks.

I will send you pics of the house once we have completed if you like.

Take care and thanks again!!

We absolutely adore this plan!

We had been planning to build our dream home for years, and property on which to build it became available to us in 2010.

Our favorite features of the home are threefold: The colonial style; the large open greatroom/dining/kitchen in the middle; with bedrooms to the 4 corners (3 bedroom plus flex).

We contracted the exterior ourselves, using sub-contractors who we know. Once the "outer shell" of the home was finished, my wife and I took over. My father was a contractor, so I had been exposed to pretty much every area of construction.

We knew it would be slow process, as we would have to learn a lot, and only have an hour or two a day after work and on weekends to put toward it.

So far, I have framed in the upstairs bonus room (we used pre-fab trusses instead of stick built, so work was to be done), and finished the staircase and stairwell.

I have completed wiring the entire house for electricity, telephone, computer hookups, and satellite/cable, using one end of the front secondary bedroom's closet as control center.

We have laid the hearth and installed the woodburning stove and drywalled the living room and both front bedrooms.

That is where we are... 14 months after taking over from the contractors. We hope to be complete and moved in by Christmas 2012. We'll update you then.

We absolutely adore this plan, and did whatever it took to keep true to the artist's conception drawing that came with it.

Thanks House Plan Gallery for the beautiful (and well-detailed) home design. Its truly our dream home!

We loved the floorplan layout and the classic, simple roof line of the house...

We had been trying to sell our small house in town for over a year. We had found 24 acres in the country, with a beautiful view from the top of the hill. We bought that property in September 2006, and my wife got pregnant in October. We weren't sure what we would do if the baby came before we sold the house, as we were already pretty cramped in 950 square feet with all of our stuff, and our 100 lb chocolate lab. In December, we got an offer on the house, and we closed in February. We had already been looking at house plans online and new houses in the area to get an idea of what we would want to build. After we accepted the offer on the house, we got serious about putting together the house of our dreams.

After weeks of poring over plans online, we selected HPG-1752, because we loved the layout and the classic, simple roof line of the house. We also liked the fact that, while the garage is at the front of the house, the door is on the side, so that it's not such a prominent feature that you often see on newer homes.

Some of the features that drew us to this plan were the open floor plan for the great room/dining room/kitchen, along with the master suite being separated from the other bedrooms, and we worked with our builder for several weeks after selecting this plan, to turn it into our dream home. After all the changes were made, the plan had grown to roughly 2000 square feet on the main floor, with a full unfinished basement underneath.

After we closed on the old house, we moved into the in-laws basement, excited about starting the new chapter in our lives! My Uncle Michael was the builder, so we were able to work very close with him throughout the build. We broke ground in March 2007, and the rain delayed us from making further progress for almost a month. After that, we were able to make quick progress, and Michael was able to tweak our changes on the fly. When it was all said and done, we moved into the house in August 2007, just five months after breaking ground. We had a big moving in party, and dozens of family and friends came to help us put the finishing touches on the house, hanging decorations, putting furniture together, and christening the place with our first cookout. We’ve had several get-togethers here since, and the open floor plan allows everyone to be together in our huge great room, or the big, open, unfinished basement. The ceiling in the great room is even high enough to fly mini R/C helicopters around!

Our location is wonderful, on the highest hill in the area, with a great 360 degree view. The large yard is great for playing with my son and our dog. Over the last few years, we’ve been slowly making improvements to the place, getting the front yard reseeded in 2008 and improving our landscaping over the last 2 years. We’ve planted an orchard behind the house, with apple, persimmon and pear trees, and hope to add many more trees over the next few years. We also planted a garden last year, built a deck on the rear of the house, and a swing-set in the back yard. Future plans are to continue to improve the landscaping with flower beds all around the front of the house, stepping stones from the front door to the driveway, finish the basement and add a patio to the walkout.

House Plan Gallery has been a great design team to work with and I would recommend their plans to anyone!

It will be a beautiful home with extra memories from the flood...

When my wife and I decided to undertake the project of building a house we had no idea what we were going to experience.

Never having built before, it was a leap of faith. After perusing untold hundreds of plans we finally settled on the 3 bedroom / 2 bath HPG-1903 house plan from House Plan Gallery.com, and With minor changes it was what we were looking for. The project began.

We worked on it through the fall and winter here in Minot, North Dakota. Through the cold winter and through the spring storms until recently in June of 2011 we were ready to lay the flooring and carpets.

Then, the unthinkable happened. Our city had a 150 year record flood. The house filled with water all the way to the main floor. It was then that we really experienced what was a life moment.

The National Guard came through with their loud speakers as we were removing things from the shop that we have on the property. As they did, I looked around me and saw the friends gathered to help. At that moment along with my 17 year old son and myself there was a mother with her five daughters and a couple of other ladies from our church and we were stranded without any vehicle to escape with. The levies were breached and we were in a very vulnerable position.

The house did not matter, the things did not matter; all that mattered was that we wanted the precious people around us to be safe. With the help of other flood fleeing escapees we were able to make our getaway.

When it all comes down to it, the things in life aren't what life is about at all. What really matters is relationships. God, family and friends. I have been a pastor for over 20 years and thought I realized thiS, but that moment brought it home to me in a profound way. I suppose we wi ll fix the flood damage on the house when we get access again.

It will be a beautiful home with extra memories from the flood. Yet, never will I forget mo matter how much we enjoy it that the house is not our dream. Our dream is the people that will grace our doorstep, the laughter that will echo against the walls, and the loved ones that share the special moments that will happen along the way.

Thanks House Plan Gallery for helping us to design our dream home!
