QUESTION: Can I have modifications made to my House Plan Gallery plans by a local design professional?

ANSWER: Absolutely. For all of our plans, we’d be glad to make the necessary modifications for you, or you can simply purchase either the PDF Files, Reproducible, or CAD File Packages and you’ll receive a license to have the plans modified by a local design professional.

In most cases, you’ll receive your best $ value and quickest turnaround by allowing us to complete your modifications, since we are the designers of the plans and are the most familiar with each plan’s specific characteristics.

QUESTION: How much will modifications cost?

ANSWER: Minor to moderate changes usually range from $300 to ~ $1000. The cost is directly affected by the complexity of the changes and the amount of labor involved. Your cost may be more or less depending upon the time needed to make your changes.

For example, if an exterior wall is moved, then additional changes would be involved because the updates affect additional aspects of the drawings (such as the roof, foundation, exterior views, etc.). If that seems like a significant amount, remember that fully-custom house plans can cost as much as $5 per square foot, and the average stock house plan price is about $700. You’re still saving thousands of dollars by choosing a stock house plan. Also, keep in mind that requested changes may affect the total square footage—or width and depth—of the design.

ANSWER: It varies; depending upon the designer’s workload at the time and the complexity of the design updates. In most cases, the modifications can be completed in 1 - 3 weeks.

QUESTION: How to I figure out how much it will cost to build my home, where I live?

ANSWER: The best and most accurate way to get a estimated cost to build your new home is to purchase a “1 Set Package” of the plan that you’re interested in. This package is designed for this specific purpose, and allows you to have a complete set of working drawings, that you can then give to your contractor / take to your local lumber yard to have a detailed cost-to-build estimate generated for your local area where you’re building the home.

By having the complete set of working drawings, you will be able to ascertain a more accurate building cost that takes into account local material and labor costs, as well as local fees/taxes, etc…

Finally, when you are ready to build, we will provide you with a 100% CREDIT towards the upgrade of your “1 Set Package” to a construction package of 5 Sets or more.

Note: The “1 Set Package” is stamped “NOT FOR CONSTRUCTION”, and does not include a valid license to build.

ANSWER: You can ALWAYS get the exact house plan that you’re looking for… in one of two ways:

#1 - Purchase a stock house plan that is close to what you’re looking for, and then have modifications made on those plans to fit your exact needs…. Even with the additional modification costs, you’ll still be saving thousands over the cost of having a fully-custom set of house plans designed.

#2 - Have a fully custom set of house plans designed from scratch to fit your exact needs. Although custom plans may end up costing more than a stock house plan that has been modified, its still a great value when you consider that this home will be developed, from the beginning, to fit your EXACT needs and requirements..
